Consider these our receipts from a summer well spent south of Atlanta. ☀️

Coffee at Queen Bee. Pastries from Sol Flour. An afternoon scoop at Scoops. Pasta Max when you can actually snag a table. Summer nights around the Square. Flowers at Southern Belle Farm. And plenty of time outside in between.

Some of our favorite summer memories happened close to home, and this is exactly why we love sharing more than real estate around here.

🍽️ SATURDAY LUNCH | The Farmhouse at Serenbe
Grab lunch, walk the trails and spend a little time exploring. This is one of those places that makes you forget you’re less than an hour from Atlanta.

🎬 SATURDAY AFTERNOON | Downtown Senoia
Head to Senoia and walk through one of Georgia’s most famous filming towns. If you watched The Walking Dead, you’re going to recognize a few things.

Stay downtown for dinner at the restaurant created by The Walking Dead’s Norman Reedus and Greg Nicotero.

But putting a sign in the yard and getting a buyer is only one piece of actually getting a home sold and closed.

Pricing it correctly. Positioning it against the competition. Marketing it. Handling inquiries and showings. Negotiating with the other side. Navigating inspections, appraisals, deadlines, amendments and the problems nobody planned for.

Social media gets the fun parts: the accepted offer, the closing table, the keys, the new-home photos.
What you usually don’t see are the phone calls before the offer is ever written. The negotiations. The repair issues that take five conversations instead of one. The problems that get handled quietly before they ever become your problem.
