Closing with Melissa

Hope everyone got through the week safe and is looking forward to having a great weekend.

As I always say, I am quite aware that homeownership is not for everyone but it is very achievable.

I wanted to share this email and text message thread of my client who is questioning bringing $53.42 to closing. 🤷🏽‍♀️

I’ll give you a little back story. When we first met he told me he only had $5,000 and nothing else saved. We talked about him needing Down Payment Assistance and based on where he worked he wanted to stay and live in Clayton County, Ga. He got approved and was able to qualify for DPA through Clayton County. We found a home and asked the seller to contribute 10k towards closing costs. Seller agreed.

Moving forward the lender has applied the DPA along with the seller contributions and all he has to bring to the closing table is $53.42.

Here is a breakdown of how he used the 5k:

$2500-Earnest Money
$300- Inspection
$550- Appraisal
$50- Clayton County Homebuyer Course
Totaling: $3400

(Which still leaves him funds to move and do other projects if needed. The home does have a new roof, appliances, hvac and water heater)

This particular client is in a situation where he just needs to get his own place and chose not to rent; although it was a plan in the beginning.

Please note that there are ways to become a homeowner with the right plan and strategy Homeownership is ACHIEVABLE 🙌🏾🏡🔑

As we are half way into the year! It's important to evaluate and track your GOALS! Is Homeownership on your vision board for this year? 🤔

Becoming a homeowner is not for everyone; however if it is a GOAL you want to achieve sit down and go over where you are realistically with achieving this GOAL!! With the right plan and guidance becoming a homeowner is achievable 🙏🏽

Things to think about:
•Have you began to save? Do you have enough to begin the process?
•Will you require gift funds from a
family or friend?
•Where is your credit score?
•What is your budget for your mortgage?
•How much money will be needed upfront, in addition to down payment/closing costs fees?
•Will you need down payment assistance or seller concessions?
•What type of loan will be the best for you?
