The cost to refinance can range from 2% to 4% of the loan amount. Be sure your potential savings will outweigh those costs.

📊 YOUR “BREAK-EVEN” POINT

🧐 How are we going to find a home when there’s so few available?

I’ve been hearing this question a lot lately, but here’s how we’re tackling the low inventory market:

🔑 1) Loosening search criteria
Let’s say you’re looking for a 3-bedroom. Sometimes expanding your search leads to hidden gems like a 2-bedroom with a bonus room that could easily become that third bedroom.

🏡 2) Off-market gems
I’ll tap into my network to find homes being sold quietly through word-of-mouth. Having solid local connections really comes in handy here.

📞 3) Expired listings
Homes that didn’t sell the first time around might still be available. I’ll personally reach out to each one and see what we can do.

📬 4) Homes not for sale… yet
Just because it’s not listed today doesn’t mean it won’t be available. I send letters to homes in your preferred neighborhood that meet your criteria to see if anyone’s interested in selling.

🏡 Attention Home Buyers 🏡

Starting today, there’s an important change you need to know about! If you’re in the market to buy a home, you’ll now be required to sign a “Buyer Representation Agreement” before touring any properties.

📝 “Just Show Me the House!”
I get it, you just want to see the house! But starting today, no Realtor will be able to show you a property without this agreement in place. It’s a non-negotiable step that ensures everyone is on the same page from the start. It’s all about setting expectations and making sure you’re fully represented.

📃 What Does This Mean for You?
This agreement is a contract between you and your Realtor, stating that you’ll be working together throughout the home-buying process. It outlines the roles, duties, and responsibilities of both parties. It also details how commissions are handled, whether paid by you, the seller, or negotiated between both parties.

💸 Will You Have to Pay Commission?
With the new NAR ruling, commission structures are changing. Advertising cooperating broker and buyer broker commissions will be banned on the MLS. This means that how commissions are handled will be more flexible and negotiable. In some cases, the buyer may pay the commission directly, but this will all be spelled out in the agreement.
