This is the most expensive mistake buyers make in competitive offers. They panic, throw a huge number, and find out two weeks later they overpaid by $40k that nobody else was even asking for.

Enter the escalation clause.
forms, you can include language that says: I will beat any other valid offer by X amount, up to a ceiling of Y. It does three things at once:
Keeps you competitive without overpaying.
Forces the seller to show you proof of the competing offer.
Sets your hard limit so emotion doesn't take over.

Used correctly this is the most surgical tool in a buyer's playbook. Used incorrectly, or not at all, you're either overpaying or losing.
