If you’re interested in buying new construction, listen to this before you walk into your first model home.

Buying directly from a builder doesn’t mean you have to figure everything out on your own, but there are a few things every buyer should understand before signing a contract.

1. The on-site sales agent works for the builder. Their job is to represent the builder’s best interests throughout the transaction. Having your own REALTOR® means you have someone reviewing the contract, explaining builder incentives, comparing communities, and helping you make the best decision for your situation.
2. Understand exactly what the builder’s incentives include. One builder may offer a lower interest rate, another may contribute toward closing costs, while another may include design upgrades. The best incentive isn’t always the one that sounds the most impressive—it’s the one that saves you the most money based on your specific situation.
3. Don’t focus only on the purchase price. At the end of the day, it’s your monthly payment that impacts your budget. A lower interest rate or a stronger incentive package can sometimes make a bigger difference than a lower purchase price.
