How to Price Your Home in a Changing Market

We all know market conditions have changed drastically in the past year...even in the last 6 months.

Where we used to be able to price a home by looking at comps (comparable home sales) in the past 6 months, we can no longer continue to operate that way.

The ideal way to price your home would be to look at homes sold in the past 3 months---within the same neighborhood (or similar), similar architectural style, age of home, square footage, bedrooms, bathrooms, etc. etc.

BUT with the changing market conditions and having less homes that have sold we may be left with just 1 home that meets those conditions, or worse yet, none.

So what can we do?

Try pricing your home based on the ACTIVE homes for sale in the above categories. Essentially price your home based on your current competition. Find homes similar to yours and price just a tad under them so you can beat them to the closing table. While it can be a tough pill to swallow of what you could have sold it for 6-12 months ago, choosing to price your home higher than the competition will only lead to longer days on market, future price reductions, and essentially a stale listing.
