🚨 NO NEW CREDIT. STACK YOUR CASH.
Those are six words I want every buyer to remember between preapproval and closing.
You’ve been preapproved. You found the house. Your offer was accepted.
This is not the time to celebrate by financing new furniture, buying a vehicle, opening a credit card or making a large purchase—even if you plan to pay cash.
It can matter.
I worked with a buyer whose complicated financial situation had already been successfully worked through with underwriting. Then, shortly before we were ready to set the closing date, he financed a new vehicle while still carrying his existing car loan.
That additional debt changed his financial picture.
He lost the house.
Thankfully, the seller returned his earnest money—but the seller wasn’t required to make that process easy, and the buyer could have lost thousands of dollars along with the home.
Until the keys are actually in your hand, please speak with your lender before:
Opening or using new credit
Financing furniture or a vehicle
Making a large cash purchase
Moving money between accounts
Changing jobs or income
The furniture can wait.
The car can wait.
The shopping can wait.
