As we closed out 2025, our local market continued to reflect national trends: some segments are slowing and creating opportunities for buyers, while well-positioned properties remain resilient for sellers. Pricing and condition mattered more than ever in Q4.

🏔️ Stowe

Single-family sales ↓ 19%, but prices rose (median $1.6M, ↑ 54%)

More listings came to market (+50%), and homes took longer to sell

Condos saw fewer sales, but prices increased, with longer days on market

🌲 Lamoille County (excluding Stowe)

Sales ↓ (61 → 50), but new listings ↑

Still one of the most appealing areas for buyers seeking more value and affordability close to Stowe

🏡 Waterbury

Sales ↓ 33%, but new listings ↑ 125%

Pricing moderated and days on market increased—more choice for buyers than we typically see here

✅ Bottom line: Not all price points are reacting the same. Homes that are priced right and show well are still moving, while buyers are gaining leverage in segments where expectations are adjusting.

🌲 Lamoille County:
Sales up almost 16%.
Median price up 11%.

🚗 Waterbury:

Noah returned to his home state this weekend for a weekend of golf and music, in Stowe benefiting his charity.

Kahan said, “I’ve been given so many wonderful opportunities in my career and it really is all for nothing if I don’t try and give back to the community that has supported me. If I can help anyone get through their struggles, it will be the proudest achievement of my career.”

Since launching in 2023, The Busyhead Project has raised over $4M to support 164 community based organizations across the world.
