Identified a sewer blockage today with a sewer camera scope inspection. It was very beneficial to locate exactly where the sewer line was located and also exactly where the problem area was. After it was sewer snaked, it was reinspected to ensure the blockage was completely gone.

Is this one of those special Bluetooth faucets? Without knowing how to operate this fancy sink setup, it will have to be reported as non functioning on the day of the inspection.

Thermal Imagery offers another level to home inspections. A visual inspection sometimes isn’t enough because many faults are hidden and not always seen by the naked eye. This electrical breaker shows excessive heat and was called out on the inspection. Electrical failure and faults often can be found with thermal imaging and this can prevent the risk of a fire.

With having over 25 years experience in construction, one can always be learning and sharpening their skills. Last summer I spent 4 months energy testing all the major house builders in Oklahoma. This is a blower door system and duct system that depressurizes a house to give you an overall reading of air leakage per hour. Putting the science to building practices, and seeing it first hand has made me a better inspector.

An inspection will always pay for itself. This home was found with 5 bathroom ventilation fan ducts emitting all that moisture into the attic. This will cause the insulation to become wet, dense, and compressed. Not only was this reducing R value and insulating efficiency, but this attic was only blown in with less than 6 inches of insulation, when it should have double that to get a minimal R30 rating. Fixing this could potentially reduce monthly heating and cooling bills by hundreds of dollars.
