Today’s rate for a conventional loan is a 2.875% and an FHA loan is a 2.75%. More than likely this isn’t here to stay, rates are expected to be in the mid 3’s by summer of next year. Here’s a quick example of how that impacts your purchasing power when the rate changes from today compared to what is expected next year.

• A $300,000 loan amount with todays rate of a 2.875% would have a principal and interest payment of $1,244. In order to get the same payment with a 3.5%, that would have a loan amount of $277,000. So in this scenario, your would GAIN $23,000 in purchasing power by taking advantage of the market today instead of waiting until next summer.
