I did some research of the market yesterday for a house I plan on listing this fall. According to the research that I found, the market is a seller's market with many buyers paying top dollar for many houses. In Brunswick Ohio, one house 4 bed 3 bath went for 380,000 and another for 374,000. The house I was doing a Comparative Market Analysis of, looks like it could go for $369,000, if it listed right now. If you are someone thinking about posting your house on the market, this summer might very well be a good time to do so.

I have been running across a lot of for sale by owner homes on Zillow recently. A lot of these look like good opportunities to invest in but they are often listed too high.

I went to Google and asked how to negotiate with a for sale by owner and here is a brief excerpt of what Google said:

1. Understand their motivations for selling
2. Provide data with your low offer
3 Offer to pay closing costs, fees, quick closings, etc.
4. Highlight Cash or preapproval
5. Be prepared to walk away
6. Use professionals for closings

Landlords! Has this been nagging you in your mind?....Renters Insurance!
You are not alone in wondering this! I typed in the Google search bar, "should landlords" and Google auto filled the rest with, "require renters insurance."

Your minds can now be at peace because now you know you should get renters insurance and here are 4 reasons that Google gave me: Reduces liability, Protects the property, Ensures Financial Stability, and Attracts Responsible Tenants.

I did a Google search on how to find tenants for your rental properties. The simple advise Google gave is to try posting your rental on Zillow, Apartments.com, and Trulia. I am sure many of you know that already. It also suggested to reach out to realtors or property managers. Perhaps they can host open houses for you, advertise your property for you and many other tasks. Some realtors might do those tasks above for free, especially if you are willing to throw that realtor referrals or things of that nature.

Read this article for solid tips for landlords. One thing that I want to point out in the article is rental history verification. It is a good idea to find and call the places the potential tenant had previously lived. If the previous landlords give a good report, that of course is a good indicator to approve this tenant. If the previous landlord gives a negative report or gives details about how they always complained or broke rules, well then that is a solid verification that maybe this prospective tenant isn't going to fit in your rental.
