Quick question: what's the one word you'd use to describe this year so far?

For a lot of people, it's stressful. And when everything feels shaky, it’s easy to second-guess the move you were ready to make. But the truth is, the housing market is one thing that’s been remarkably stable.

Home prices have been relatively steady for about 4 years now. The number of homes for sale is right about where it was last year (up 2%). And mortgage rates have held in the same general 6-7% range since late 2022.

A steady market comes with a perk. You can actually plan. What works for your budget today probably won’t look all that different in a few months.

Did home prices just hit a turning point?

Even though all the headlines out there make it sound like prices are crashing, here’s what the data really says.

Yes, price growth cooled from around 7% in mid-2024 to closer to 3% today. But that’s not a crash. It’s just a slowdown.

And if you look at the right side of this graph, it seems like price growth may have hit its low point and started to turn.

Now, two months of data doesn’t necessarily make a trend. But a few things back this up.

Compared to earlier this year, fewer markets are seeing price declines right now. And, forecasts call for price growth to pick up a bit before end of year.

Whether you’re buying or selling, I want you to have breaking info like this as soon as I have it – especially when it looks like something is changing.

And today's market is creating an interesting opportunity for homeowners who are ready to move up.
Starter homes are still in short supply, which means the house you're selling may be exactly what another buyer has been hoping to find.

If you’ve been house-hunting lately, you know the struggle. High prices. And too few homes to choose from.

But this Summer, the tide may be turning in your favor.

Nationally, the median asking price is about $11,000 below where it was a year ago. A sign sellers are meeting buyers where they’re at.

And the number of homes for sale just hit its highest point for any June since 2022.

This doesn’t mean a crash is coming – lower list prices and more options just mean you have more room to find a home that fits your budget and your needs.

Almost half of sellers gave buyers a concession recently – the highest share on record for this time of year. Builders are also compromising, with over 60% offering incentives like upgrades or discounts.

That says one thing: negotiations are back on the table.

For buyers, that means more chances to ask for a better deal – and maybe get it.

For sellers, it means buyers will expect you to meet them partway. Digging in your heels could mean a longer wait or a lost sale.

Compared to an existing home that’s 20 years old, buying new saves the average buyer more than $25,000 over the first 10 years.
