In January of this year, single-family permits were down year over year, according to the National Association of Home Builders.

Over that month, 62,034 single-family permits were issued, accounting for a 15.2% decline compared to January 2025 (73,115 permits).

In the Northeast specifically, single-family permits showed a 20.1% decrease – the largest of all four regions. Pennsylvania’s single-family permits declined by 19.9%, which was a more significant decrease than all of its neighboring states except for Maryland (-38.2%).

In comparison, multifamily permits stayed steady nationwide, decreasing only 0.5% YOY. However, in the Northeast, they saw a 39.4% increase – again, the largest change of all four U.S. regions. Pennsylvania alone had a 49.8% increase in multifamily permits from January 2025 to January 2026.

Mortgage rates fell for a second straight week, with the 30-year fixed-rate averaging 6.3% and the 15-year at 5.65%, according to Freddie Mac.

"Compared to one year ago ... this is a meaningful improvement for homebuyers during what is typically the busy spring homebuying season," Sam Khater, Freddie Mac's chief economist, said in a statement.

On a daily basis, the 30-year, fixed-rate mortgage was comparable to the weekly average, ending Wednesday at 6.32%. The 15-year, fixed-rate mortgage showed more volatility, though, hitting 5.97%, according to Mortgage News Daily.

If you're searching for a home, be prepared and get your "pre-Approvals" or "Proof of Funds" ready, PRIOR to searching for a home. If you need to acquire these documents AFTER you've found a home of interest, this will waste precious time and you may lose out to a more prepared buyer.
