Let me talk you out of moving to the Poconos first. 👀

The winters are real. Snow, icy roads, and clearing your driveway before you can even start your day. If you're used to mild winters, that's a big adjustment, and it doesn't change once you get the keys. I'd rather you know that now than regret it later.

The second thing? How spread out everything can be. Depending on where you live, grabbing groceries, meeting friends for dinner, or getting to work can mean a drive. Not everyone wants that kind of lifestyle, and that's okay.

So who is the Poconos actually for?

It's for people who would rather have mountain views, lakes, more space, and a little breathing room than the hustle and bustle of a bigger city.

It's for people who want their Saturdays to start with a hike, a farmers market, or absolutely no plans at all.

And it's for people who like the idea of becoming a regular at their local coffee shop and recognizing familiar faces around town.

The people who end up unhappy here often choose a home based on the price or square footage without considering what everyday life will actually look like.

So if you're thinking about moving here, come spend a Tuesday in the Poconos. Not just a Saturday touring homes. Experience the everyday routine, too.

Worried you might regret buying a home right now?

Even though rates are still higher than buyers would like, everyday costs are up, and the economy feels uncertain, a recent NerdWallet survey found most buyers who’ve already made the leap say they’re glad they did. Only 3% actually regret it.

That’s a good reminder that homeownership isn’t really about whether you bought at the “perfect” time, rate, or price. It’s about what owning a home can do for you over time.

As home values rise and you pay down your mortgage, you build something called equity. And that equity can eventually give you more flexibility, more financial options, and more freedom when it’s time for your next move.

So, if buying is something you still want, don’t let today’s uncertainty automatically talk you out of it.

Let’s look at what’s possible and whether there’s a path that makes sense for you.

Nothing illegal happened. Just a normal week in Poconos real estate. 😂🏡

The back door situation? More common than you’d think. The wet shoes? Part of the job. And the things that happen during inspections and walkthroughs? Let’s just say there’s never a boring week in real estate.

The only real tip here: ask your agent who their go-to people are. Inspectors, contractors, plumbers, electricians — the people who show up, do good work, and help keep a deal moving.

If your agent has to think about it, that tells you something.

Brothers Pizzeria has me believing that good pizza should be this easy to find everywhere. 🍕

My drives around the Poconos are so scenic that even a quick trip can turn into a little fall foliage tour.

Between the lakes, hiking trails, and mountain views, I’ve become the person who says, “Let’s just go for a walk,” and somehow makes it everyone’s weekend plan.

The Jim Thorpe Fall Foliage Festival has officially claimed my October weekends. Between the charming downtown streets, local vendors, and gorgeous fall colors, I’m not even trying to get my Saturdays back. 🍂

And Crystal Coffee Company in East Stroudsburg? Add a coffee stop to the list, and suddenly running errands becomes a whole outing. ☕️

Honestly, these are the little things that make life in the Poconos special. People don’t just move for a house. They move for the lifestyle, the local spots, and the everyday moments that make a place feel like home.

There's been some talk about whether mortgage rates could climb to 9%. Here's some perspective.

Getting there would take a rare mix of things, all lasting a full year: a booming economy with no slowdown in jobs, the Fed raising rates more than expected, and the conflict in Iran continuing to keep oil prices high.

That's an unlikely combination. So, don’t let it make you worry.
