A practical budget check for Treasure Coast and Palm Beach homebuyers: would the payment still work if refinancing weren’t available next year?

Fannie Mae’s October 12, 2026 housing forecast projects a 7.5% national average for 30-year fixed mortgages in 2027. Forecasts change, and individual loan quotes vary.

Ask your lender for an updated payment estimate before choosing your price range. Include property taxes, insurance and any association dues, and avoid making the purchase depend on a later refinance.

Pro soccer in Port St. Lucie took another step forward. ⚽

City Council voted 4-0 on Oct. 12 to amend the City Center plan to make room for a 6,000-seat stadium at Walton & One, the city-owned site near U.S. 1 and Walton Road.

City staff expect about 17 home games a year, mostly Saturday evenings. A traffic study is due to council on Oct. 26.

Treasure Coast buyer education: Check insurance costs early.

Before making an offer when possible, request a quote for the specific home and ask the insurance agent what remains to be reviewed.

Florida DFS explains that quotes are estimates and the final premium is determined after underwriting. Roof age, construction and claims history are among the details an insurer may consider.

Use that conversation to refine your budget before moving further into the purchase.

A big new chapter is starting just west of Port St. Lucie.

Brookfield Kolter Land Partners publicly debuted Solaeris at its entrance on Glades Cut Off Road. It's about 3,300 acres, approved for up to 8,100 homes in 11 neighborhoods, with more than 700 acres of forest, waterways and green space preserved.

Site work has started in seven neighborhoods, and the first model homes are scheduled to open in spring 2027. Builders include D.R. Horton, Taylor Morrison, K. Hovnanian, Meritage, Pulte, Ryan Homes and more.

Martin County homes are moving faster. 🏡

New Q3 numbers from Florida Realtors came out Friday. The median single-family home went under contract in 46 days, down from 66 days a year ago.

The median sale price was $611,500, up 6.3% from Q3 2025. Active listings dropped 18.1% to 682, and months of supply fell from 5.1 to 3.6.

Good luck to everyone fishing the 41st Annual Stuart Sailfish Club Ladies Tournament today! 🎣

Lines went in at 8 a.m. and come out at 3:30 p.m. It's an all-release tournament right here in the Sailfish Capital of the World.

The weigh-in dock party is 3 to 5 p.m. at 2Georges Dockside Grille, and the public is welcome. Come cheer them on.

Port St. Lucie just got some world-stage recognition 🎉

The International Festivals & Events Association named PSL a 2026 World Festival & Event City, one of seven cities honored on Oct. 5, alongside Philadelphia, Pittsburgh, McAllen, Texas, Historic Kailua Village in Hawaii, and cities in Thailand and South Korea.

The city's events team also picked up eight Pinnacle Awards for events like River Nights, Fall Fun Fest, Eggstravaganza and the Irish Festival. Congrats to everyone who makes these happen!
