As a broker with over 25 years of experience, working directly with banks and asset managers selling foreclosed properties since 2006 in two states, I’ve seen market cycles up close.

Back in 2006 in Arizona, I watched the shift happen in real time. About two years ago, I began noticing similar early indicators here in Florida. The reasons may be different than 2006, but some of the circumstances and warning signs feel very familiar.

For the past two years in Florida, my largest foreclosure client has been HUD — the U.S. Department of Housing and Urban Development. When asset managers and government agencies consistently trust you to handle distressed inventory, you gain a front-row seat to market trends before they become headlines.

So yes — I believe I know a thing or two about market shifts.
The market is changing.
