Freddie Mac started keeping track of mortgage rates every week starting April, 1971. Back then, the average rate for a 30-year mortgage was 7.33%, and it kept going up for over 10 years, reaching a peak of 18.63% in October 1981.

It took until August, 1993 for the 30-year fixed rate to drop below 7% for the first time. Two months later, it went down to 6.74%, hitting a record low.

If you had waited for rates to go down before buying a home, you would have had to wait until 1993. Meanwhile, home values had quadrupled.

The lesson here is to make the best decision for you, your family, and your specific situation, right now, rather than waiting for the perfect moment.
