π St. Lucie County Real Estate Update | July 2026 vs July 2025
St. Lucie County prices are holding up as inventory continues to fall.
π‘ Single-family sales increased 2% year-over-year.
π Median price climbed to about $395K, up 2.6%.
π Sellers received 96% of their original asking price.
β±οΈ Homes are taking longer to sell, averaging 63 days to contract.
Meanwhile, buyers have fewer homes to choose from.
π Active inventory dropped 8%
π Months of supply fell from 5.7 to 4.9 months
Condos and townhomes had a stronger month:
π Sales jumped 17%
π΅ Cash purchases increased 30%
π Median price rose 13% to nearly $320K
π Inventory fell 16%
The takeaway: St. Lucie County is gradually tightening. Prices are holding, inventory is falling, and sales remain healthy.
Buyers still have negotiating opportunities, especially on homes that have been sitting, but overall there is noticeably less supply than a year ago.
