📊 The housing market hasn’t suddenly changed—but the cost of buying a home has. Fast. 💨

Today’s average top-tier 30-year mortgage rate reached approximately 7.50%, the highest level since April 2024. Just one month ago, Freddie Mac’s weekly average was around 6.66%. And during the past year, mortgage rates have been as low as roughly 6%.

Even more striking: mortgage rates have risen more than half a percentage point in roughly two weeks—an unusually fast move that historically happens less than once per year on average.

💰 What does that actually mean?

Take a $300,000 home with 10% down.

At roughly 6%, principal + interest is about $1,620/month.

At 7.5%, it’s about $1,888/month.

That’s roughly $270 MORE every month—or more than $3,200 per year—for essentially the same house and the same loan amount.

And that’s before taxes, insurance or mortgage insurance.

That’s why today’s market can feel different almost overnight even when home prices haven’t dramatically changed.

🏡 SELLERS

Virginia home prices are still holding up remarkably well. The August median was $449,000, up 4.4% from last year.

But underneath that number, the market has changed: Virginia sales fell 4.6%, while the number of homes available to buyers jumped almost 14%.

So don’t price solely from what your neighbor sold for several months ago. That buyer may have had a materially lower interest rate.

Today’s buyer has more homes to choose from—and less purchasing power.

If your home isn’t getting activity, look at today’s competition and today’s buyer payment before assuming you simply need more time.

🔑 BUYERS

If you were preapproved even a few weeks ago, have your lender update your numbers before shopping at the top of your budget.

Higher rates hurt purchasing power—but rising inventory and fewer transactions can also create opportunities to negotiate price, repairs or seller-paid closing costs.

Most importantly:

Buy based on a monthly payment you can comfortably afford TODAY.

If rates eventually come down and refinancing makes financial sense, that’s an opportunity—not something your purchase should depend on.

📍 WHAT I’M SEEING LOCALLY

Our Shenandoah Valley markets aren’t simply following the national headlines.

Staunton currently has about 36% more active listings than a year ago, giving buyers substantially more choices, yet homes are still selling for about 99% of asking price on average.

Harrisonburg is behaving differently: inventory remains relatively tighter, and homes are still averaging approximately 100% of asking price.

That’s why I’m hesitant to describe this as simply a “buyer’s market” or “seller’s market.”

My overall thoughts:

We’re entering a market where good homes can still sell very well—but buyers have less purchasing power, more choices in some areas, and far less reason to compromise.

The most important number right now isn’t necessarily the sale price.

It’s what that sale price costs per month.

🏡 REAL ESTATE MARKET UPDATE

Mortgage rates eased slightly Friday, but buyers should not confuse that with meaningful relief. The latest daily average was still about 7.20%.

Here’s what actually matters:

🔑 BUYERS: If you were pre-approved several weeks ago, have your lender rerun the complete payment before making an offer. On a $300,000 purchase with 10% down, the principal-and-interest payment is roughly $56 higher per month at 7.20% than it was at 6.89% earlier this month—and that excludes taxes, insurance, mortgage insurance and HOA fees.

Compare same-day quotes, including points and lender fees. Most importantly, buy based on a payment you can comfortably afford today. If refinancing becomes attractive later, treat that as a bonus—not the plan required to make the purchase work.

🏠 SELLERS: Buyers’ budgets can change faster than comparable sales. If activity is weak, compare a seller-paid rate buydown or closing-cost credit with a price reduction. Also remember that many builders are offering substantial incentives, so your resale’s effective monthly payment matters as much as its price.

💰 HOA FEES MATTER: At today’s rate, a $350 monthly HOA fee can consume about the same payment capacity as $51,500 of mortgage principal. A higher-priced non-HOA home may actually cost less each month. Buyers should ask what the fee covers, whether assessments are pending and how it affects qualification.

📍 Locally, Staunton and Waynesboro listings are still moving faster than the Virginia and national averages. Charlottesville’s broader listing pool is taking longer, while Harrisonburg and Rockingham are seeing noticeably fewer contracts.

The market is not collapsing—but it is more selective, more negotiable and increasingly driven by total monthly affordability.

If you’ve ever wondered what eXp Realty actually is, this post is for you.

eXp Realty was founded by Glenn Sanford in 2009 around a very different idea: instead of building a brokerage around expensive brick-and-mortar offices, build the infrastructure in the cloud and give agents the ability to work, collaborate, learn, and run their businesses from virtually anywhere. eXp expanded to all 50 states by 2018 and today operates throughout the United States and internationally. Its current materials report roughly 80,000+ agents globally, with operations in about 27–29 countries depending on the reporting date. eXp also describes itself as the largest independent real estate brokerage in the world and the largest independent brokerage by transaction/unit count.

What does “eXp” mean? Glenn Sanford chose it because “eXp” works as a prefix for words that represented the culture he wanted to build — exceptional, experts, excellence, expectations, exposure, exponential, and others.

What is eXp Realty? It’s a cloud-based, agent-centric brokerage designed to give agents support, flexibility, growth opportunities, and freedom. Cloud-based simply means that most brokerage functions happen online instead of being centered around traditional physical offices. We still have brokers, compliance, training, support, technology, transaction systems, and all the responsibilities of a traditional brokerage — just delivered through a different infrastructure.

And yes, people ask: “Is eXp an MLM?” Not exactly, although eXp does have a multi-level revenue-share opportunity. Agents at any brokerage typically pay some combination of splits and fees to their brokerage. When someone joins eXp, they identify the agent who most influenced their decision to join. eXp can then share a portion of the company dollar it already earns from qualifying transactions with that sponsor and, under the broader program, other qualifying agents in the organization. There is no separate fee to participate in revenue share, and earnings depend on the production of sponsored agents. eXp’s own 2025 disclosure shows that revenue share is supplemental or nonexistent for many agents rather than being their primary income.

Another difference I appreciate is ownership. eXp agents can earn company stock through certain production and achievement programs, so agents have opportunities to participate in the value of the larger company they are helping build. The company first became publicly traded on the OTCQB market in 2013 and uplisted to Nasdaq in May 2018. The parent company now operates as AGNT, Inc., Nasdaq: AGNT.

Leadership is another reason I’ve remained excited about where eXp is going. Founder Glenn Sanford came from both technology and real estate and created the model after seeing firsthand how much overhead could burden a traditional real-estate business during the 2008 downturn. That background is a big reason technology, scalability, and agent economics are so embedded in the company.

Leo Pareja has also been one of the leaders I’ve really respected. He came to eXp with more than 20 years in real estate, had previously been recognized as a nationally top-producing agent, co-founded a major private lending company, and co-founded Remine, an MLS technology company that ultimately served more than one million real-estate professionals. He’s also a former national president of NAHREP. What I appreciate about his leadership is that he understands this business from several angles — agent, entrepreneur, technology founder, and executive — rather than only from the corporate side. eXp’s 2026 agent-facing materials continue to feature him prominently in CEO-led training and masterminds.

And Wendy Forsythe deserves a mention too. She serves as eXp Realty’s Chief Marketing Officer and is one of the company leaders I particularly enjoy following. Her emphasis on branding, storytelling, marketing, and helping agents build businesses that actually reflect who they are fits very closely with what I believe an agent-centric brokerage should be doing.

For me, though, the biggest reason is still freedom.

I’ve been with eXp for my entire real-estate career, since becoming licensed in 2021. I can run my business my way, work from anywhere, keep my overhead comparatively low, and have the flexibility to be present for my family while still operating a high-production real-estate business with the support and resources of a major brokerage.

I believe we all get to design our life. eXp has simply been the brokerage model that best supports the life and business I chose to build.

If you’re an agent and you’ve heard things about eXp that you’re curious or skeptical about, ask me. I’m a Certified Agent Mentor, and I’m happy to explain how the commission structure, cap, ICON program, stock, revenue share, sponsorship, support, or cloud model actually work. No pressure — just real answers from someone who has been here since day one of her career.

Hi! 👋 If you’re visiting my page to get a feel for who I am, how I work, and whether we might be a good fit, this is the quick version. I’m a Virginia Realtor with a background in commercial interior design, architecture, and construction, and I’ve closed more than 300 transactions since becoming licensed in 2021. I primarily work with Sellers and Investors, including complicated transactions, as-is properties, investment properties, land, commercial real estate, and situations where the best path forward isn’t always obvious.

A big part of my job is helping people figure out what actually makes sense for their specific situation—not just putting a sign in the yard. Sometimes that means preparing a property for the traditional market. Sometimes it means selling it as-is, working around condition issues, navigating unusual circumstances, or finding the right buyer on a very specific timeline. “Expert Guidance. Strategic Moves. Maximum Value.” really is how I approach the business.

And because you’re deciding who you’ll be working with, I think the personal side matters too. I’m married with four kids, originally from Baltimore, and have called Virginia home for the past 10 years. Outside of real estate, you’ll usually find me making stained glass, gardening, baking with freshly milled flour, reading, tackling DIY projects with my husband, trying unusual foods, or planning our next cruise or theme-park trip.

If you’re thinking about selling, investing, or simply have a real estate situation you’re not quite sure how to handle, feel free to message me. I’m always happy to talk through it and tell you what I think your best options are.

Mortgage rates are essentially back at 7% — and that changes more than just the payment.

Buyers are looking much more closely at total monthly affordability, which means taxes, insurance and HOA fees matter just as much as the sale price. A home with a lower price tag can still feel less affordable if the monthly carrying costs are high.

For sellers, pricing and concessions matter more right now. For buyers, there may be more room to negotiate — especially on homes that have been sitting.

The market isn’t collapsing. It’s just becoming more selective, and affordability is driving more decisions than it was before.

09/10/2026

🚨 Mortgage rates are essentially back at 7%.

Top-tier 30-year mortgage rates reached roughly 6.97% this week, while long-term Treasury yields climbed to their highest levels in nearly three years.

For our Shenandoah Valley market, this doesn’t automatically mean falling home values—but it does shrink purchasing power.

🏡 Sellers: Buyers are shopping by monthly payment now, not just sale price. That includes taxes, insurance and HOA fees. If your home isn’t getting activity, pricing and financing concessions deserve a closer look.

🔑 Buyers: Higher rates may reduce what you can comfortably spend, but they can also create more negotiating leverage on homes that have been sitting.

Affordability is more than the sticker price—and that distinction is becoming increasingly important in this market.
