Ventura Boulevard is having a moment.

Nine new restaurants and shops have opened across Studio City lately, and the lineup is a good one: Alto, Vignette, Rosetta, and more. Some are quiet neighborhood spots, some are the kind of place you plan a night around, but together they say something about where Studio City is heading right now. Link below.

Sepulveda Pass closures on the 405 are running well into 2027, and Westside buyers keep asking me the same question: can they still make it to a Sunday open house in Studio City? Absolutely. The trick is to skip the freeway entirely and take a canyon.

Coldwater Canyon drops you straight into the village. Beverly Glen lands you a block off Ventura. Laurel Canyon is the prettiest route if you're coming from West Hollywood or Hollywood, and on a closure weekend it's almost always faster than the detour.
I put together a quick canyon-by-canyon guide for buyers heading north this season, with route notes and what to expect at each one. Sharing it here for anyone house hunting on this side of the hill, or just trying to get over to Sunday brunch without losing an hour to traffic.

The energy at Radford has been different the last few months. There's a reason.

Netflix is reportedly close to buying the 55-acre lot at 4024 Radford Avenue — the same studio Mack Sennett opened in 1928, the studio that gave Studio City its name. The deal is in the $330 million range. According to The Hollywood Reporter and the LA Times, it's "all but done" but not yet announced.

I've spent the last day digging into what we actually know, why it's happening now (Hackman defaulted on a $1.1B mortgage in January), and what it could mean for those of us who live a few blocks from the gate. The jobs question. The traffic question. The Mack Sennett buildings that are still standing from 1928. The long-promised LA River Greenway bridge at Moorpark that would finally close the gap in the bike path.

It's a neighborhood story before it's a real estate story. But it's both.

A new $28M architectural compound just hit the market in Studio City, and it's repricing the entire Valley luxury segment.

12309 Viewcrest Road sits above Fryman Canyon with Shou Sugi Ban cladding, two chef's kitchens, a sunken media pit, and a fire-resilient build setting a new standard for hillside construction. Right behind it, the Fryman Estate is asking $32.5M (down from $42M). After those two, the next active Studio City listing sits at $16M.

The trophy tier is being tested. Studio City is officially in the conversation.

814 apartments are proposed for 12555 Ventura Blvd, where Pinz Bowling and Jerry's Deli used to be. Three seven-story buildings, 76,000 sq ft of retail, and 1,806 parking spaces. Public hearing is this Tuesday, April 14. SCNC meeting is April 22 at Radford Studio Center at 7pm with the developer present.

Combined with Sportsmen's Lodge, that's 1,400+ new units coming to this stretch of the boulevard. I put together a full breakdown of the project, the developers, and what it means for the neighborhood.
