If you’re thinking about buying or selling a home this year and your current strategy is, “I’m just going to wait until things calm down…”

I hate to break it to you, but the housing market has been “about to calm down” for what feels like the last five years.

At this point, waiting for perfect market conditions is kind of like waiting for gas prices to make sense.

A lot of buyers are sitting on the sidelines because they’re hoping mortgage rates will drop significantly.

And hey, if you have a direct line to the Federal Reserve, call me.

But most experts aren’t expecting dramatic rate changes anytime soon.

Meanwhile, summer is historically one of the best times of the year for buyers because more homes hit the market.

Think about it. More inventory means fewer nights scrolling listings at 11:30 PM asking yourself, “Why does this house have 37 photos of the bathroom and only one blurry picture of the kitchen?”

More homes mean more choices.

And sometimes finding the right home isn’t about rates or timing. It’s simply about having enough options to choose from.

Now let’s talk sellers.

If you’ve been watching the news, you’ve probably heard words like price reductions, market shifts, and changing conditions.

And while that’s true in some areas, here’s what doesn’t get talked about enough:

Summer buyers are usually serious buyers.

They’re trying to move before school starts, before a job relocation, or before their spouse sends them another Zillow listing with the message, “What about this one?”

That urgency often translates into stronger offers.

Historically, homes sold during the summer months tend to sell for more than homes sold later in the year.

No, that doesn’t mean you should add fifty thousand dollars to your asking price and call it a strategy.

But it does mean summer can still be a very strong selling season.

So if you’ve been waiting for the perfect moment to buy or sell, here’s the truth:

The perfect market shows up right after the perfect diet, the perfect workout plan, and the perfect time to clean out the garage.

In other words… probably never.

If you’re considering a move this year, let’s talk about your specific situation and see what actually makes sense for you.
