A lot of them are selling their current home and using that equity to buy their next one in cash.

No mortgage. No monthly payment.

Just freedom — and maybe a new zip code closer to the grandkids.

Downsizing doesn’t mean you’re downgrading.

It means you’ve officially retired from yard work and property tax anxiety. Prop 19 lets you sell your primary residence and carry over your low base property tax rate to your new home.

So if you’ve got serious equity, maybe it’s time to let that equity work for you.

Selling your home yourself? šŸ”

I get it. Saving money is smart šŸ¤”

But here’s what the numbers show:

Over 90% of homes sell with an agent. Only around 5–6% sell as true For Sale By Owner.

And nationally, FSBO homes tend to sell for less than agent-listed homes. According to NAR, 10-15% less

Now let’s talk Los Angeles.

The median home price here is around $900,000.

So even a 10% pricing difference?

That’s $90,000.

That’s not a small gap. That’s a ā€˜that would’ve paid for retirement trips’ kind of gap.

Most buyers here are working with agents. Most transactions involve complex negotiations, inspections, appraisal issues… it’s not exactly a lemonade stand transaction.

So the real question isn’t ā€˜Can you sell it yourself?’

It’s ā€˜Will you net more?’

That’s the only number that matters.ā€

What to Do Before We Go on the Market

1ļøāƒ£ Declutter (Yes, Really)
• Remove excess furniture (rooms should feel larger, not ā€œcozyā€)
• Clear off countertops (kitchen + bathrooms especially)
• Remove personal photos
• Clear out closets (buyers open them — all of them)
• Remove items from garage and storage areas

Rule of thumb: If you don’t use it weekly, pack it.

2ļøāƒ£ Deep Clean Everything
• Windows inside and out
• Baseboards and doors
• Light fixtures and ceiling fans
• Inside cabinets and drawers
• Appliances (especially oven and refrigerator)
• Power wash exterior if needed

A spotless home feels well maintained — even if it isn’t brand new.

3ļøāƒ£ Minor Repairs (The ā€œNo Red Flagsā€ Rule)

Fix anything that makes a buyer pause:
• Leaky faucets
• Running toilets
• Loose handles
• Sticking doors
• Cracked outlet covers
• Burned out light bulbs
• Touch up paint

Small flaws make buyers assume big hidden problems.

• Consider neutral paint if colors are bold
• Remove highly personal dĆ©cor
• Simplify patterned wallpaper if possible
• Reduce heavy drapery

Buyers need to picture their life there — not yours.

• Trim landscaping
• Fresh mulch
• Remove dead plants
• Clean front door
• Replace worn doormat
• Pressure wash driveway
• Make sure house numbers are visible

First impressions start before they park.
