September Mortgage Market Update:

Mortgage rates have held in the mid-to-high 6% range, with the 30-year fixed averaging around 6.56%—the lowest level in nearly a year. While the market has priced in the possibility of a Fed cut this month, resilient GDP and steady employment data are keeping expectations mixed. Most forecasts suggest gradual declines but continued rates above 6.5% through year-end, leaving affordability stretched for many buyers.

Housing supply continues to improve, with inventory now at its highest level in 16 years. Construction spending dipped 0.1% in July, highlighting some cooling in new development, but the shift toward more available resale homes is providing buyers' with choices they haven’t had in years. This increase in inventory could help ease competition, though rate-sensitive buyers may still hesitate without a clearer downward trend in borrowing costs.

For transaction strategy, the message is two-fold: urgency and opportunity. Buyers ready to move today can benefit from less competition and the option to refinance later if rates edge lower.
