You learn something new every day 😂

I genuinely didn’t realize there was an actual difference between a speed bump and a speed hump.

A speed bump is shorter and more abrupt, which is designed to make vehicles slow down significantly.

A speed hump is wider and more gradual, which slows traffic while creating a smoother transition for vehicles.

Apparently those signs are being VERY specific when they say “hump” instead of “bump” 😂

Who else didn’t know this?

One of the most overlooked parts of buying a home on Long Island: flood zone status.

If you’re house hunting anywhere near the South Shore, the North Shore coastline, or a bay/harbor community, this matters more than most buyers realize. I always encourage buyers to check flood zone status and get a real insurance quote before making an offer, not after.

Have a specific address or neighborhood you’re considering? Send it my way and I’ll help you understand what it means for your insurance costs.

Even when I’m at home, I catch myself analyzing everything about a house — the layout, the flow, and whether it would sell in a week… or a month.

“Is the house still available?”

It’s one of the most common questions buyers ask.

Just because a home shows up online doesn’t always mean it’s still on the market. Some homes may already be under contract, and others may be preparing to list but aren’t widely visible yet.

Working with an agent helps you stay informed about what’s actually available and what opportunities might be coming next.

Not every listing is getting the same level of activity in today’s market. Some homes are moving quickly, while others give buyers more negotiating room. The difference often comes down to price, condition, and timing. In this quick Reel, I break down what that means and how buyers can approach the market with a smarter strategy. If you’re planning to buy on Long Island, I’m happy to be a resource — no pressure, just guidance.
