September brought the highest number of homes for sale in Hampton Roads in over six years! Buyers have more options, while home values continue to show modest year over year growth.

Here are the numbers you need to know 👇

🏡 6,357 ACTIVE LISTINGS
Up 16.17% compared to September 2025, giving buyers more choices.

📈 2,009 PENDING SALES
Down 6.95% year over year.

🏠 2,142 CLOSED SALES
Up 1.18% compared to September 2025.

💰 $375,000 MEDIAN SALES PRICE
Up 2.74% from $365,000 last year.

📊 2.97 MONTHS OF INVENTORY
Supply continues to increase, creating additional opportunities for buyers.

⏱️ 30 DAYS ON MARKET
Homes took slightly longer to sell than in August, giving buyers more time to evaluate their options.

🏗️ 221 NEW CONSTRUCTION SALES
Compared to 226 in September 2025.

📍 HOW DO PRICES VARY LOCALLY?

🌊 Virginia Beach saw an 8.4% increase in median sales price year over year.

🏡 York County increased 7.62%.

📈 Chesapeake increased 2.5%.

📉 Suffolk decreased 3.26%, while James City County saw a 14.6% decline.
