Quick question: what's the one word you'd use to describe this year so far?

For a lot of people, it's stressful. And when everything feels shaky, it’s easy to second-guess the move you were ready to make. But the truth is, the housing market is one thing that’s been remarkably stable.

Home prices have been relatively steady for about 4 years now. The number of homes for sale is right about where it was last year (up 2%). And mortgage rates have held in the same general 6-7% range since late 2022.

A steady market comes with a perk. You can actually plan. What works for your budget today probably won’t look all that different in a few months.

It’s WINS day! And today’s win is taking time to enjoy the brilliant things in life.

I recently saw one of my favorite actors, Tracee Ellis Ross, make her Broadway debut in Every Brilliant Thing - and what a wonderful experience!

Funny, emotional, and thought-provoking, it was a beautiful reminder that sometimes life’s biggest joys are found in the smallest moments.
My audience participation note? “Falling asleep with someone you love.” 🥹 Apparently, half the theater agreed (we had the same note). 😂

Repeat buyers, you’ve got a big leg up on your next move.

It’s your equity, the difference between what your house is worth and what you still owe on your mortgage. Sell, and that equity turns into cash you can roll right into your next down payment.

That’s how a lot of repeat buyers put down 20% or more. But why do they, especially when they don’t necessarily have to?

Because putting more down saves you money in the long run. A bigger down payment means a smaller loan, so your monthly payment is lower and you’re paying less interest over time.

You can also skip private mortgage insurance, or PMI, which is an additional monthly fee required for loans with less than 20% down.

Talk to a trusted lender to figure out what down payment makes the most sense for your budget. And when you’re ready to kick start your move, let’s talk.

Stuck deciding between buying a home now and holding out for the “perfect” mortgage rate?

The truth is, trying to time the market rarely works. Home prices, mortgage rates, and inflation are all outside your control.

And if you wait for all of them to line up just right, you may be waiting a long time.

My advice? If you want or need to move, look at your own numbers instead.

Because whether it's a good time to buy really comes down to your financial situation.

Can you afford the monthly payment?

Do you have enough money left over as a safety net?

What about for repairs?

It’s not a bad time to buy if the math makes sense for you. And that’s true no matter what you’re hearing about the market right now.

Putting off selling because it feels like the market’s at a standstill and no one’s buying right now?

Sure, the pace has cooled in some areas recently. But houses are still selling all the time. In fact, more than 4 million will sell this year.

Do a little math, and that works out to over 11k sold every day, almost 470 an hour, and about eight every minute.

So, don’t count your house out. Another home just sold as you were reading this – let’s make the next one yours.
