You know the one. Everything is lined up, everyone is ready to close, and then suddenly—30 minutes before signing—the repair receipt makes its grand entrance. 😬📄

The repairs may be finished, but the paperwork still matters! Depending on the transaction, those receipts or supporting documents may need to be reviewed by the lender, underwriting, or other parties before everyone gets the green light to move forward.

The best way to avoid the closing-day scramble? Send repair documentation as soon as the work is completed. 🙌 A little extra communication ahead of time can help keep the transaction moving, the clients happy, and everyone’s stress levels under control.

Because closing day should be about handing over keys 🔑… not hunting down receipts. 📑

Have you ever received a title commitment and immediately forwarded it to your client as their "title insurance?" It's a common mistake—but they're actually two very different documents.

A title commitment is the title company's promise to issue a title insurance policy once certain requirements have been met before closing. Think of it as a roadmap for the transaction. It outlines who's being insured, what's being insured, what exceptions exist, and most importantly, what issues still need to be resolved before the deal can close.

One section every Realtor should pay close attention to is Schedule C. Whether it's an unreleased lien, a probate matter, a missing document, or another title issue, reviewing these items early can help prevent delays and keep your transaction on track.

Understanding how to read a title commitment doesn't just make your job easier—it helps you better prepare your clients and creates a smoother closing experience for everyone involved.
