Scientists may have missed one basic human need… a house in Richmond. 😂🏡

If Richmond has been on your radar, I have two homes that might deserve a spot on your list.

I’ll drop both listings in the comments 👇

Which one would you choose?

Houston’s real estate market continues to show steady movement. Buyers are seeing more options, while home values remain relatively stable.

What does that mean for you? Whether you’re buying, selling, or simply keeping an eye on the market, understanding what’s happening locally can help you make more informed decisions.

If you’re curious about what the current market means for your home or your next move, I’m always happy to help.

Two homes can have the same price—and offer very different value.

When you're comparing homes, don't just ask:

“Which one costs less?”

Ask:

“What am I actually getting for my money?”

Here are a few things worth comparing:

1. Condition
Look beyond fresh paint and pretty staging. Consider the roof, HVAC, foundation, windows and other major systems.

2. Monthly costs
The purchase price is only part of the picture. Compare property taxes, insurance, HOA fees and other ongoing costs.

3. Location
Think about your commute, nearby amenities, neighborhood characteristics and factors such as flood exposure.

4. Future expenses
A home that looks like the better deal today may require significant repairs or replacements sooner than another home.

5. How the home works for you
Compare the layout, usable space, storage, lot and overall functionality—not just the square footage.

Especially when comparing homes across Houston and Fort Bend County, the “better deal” isn't always the home with the lower list price.

Price tells you what the seller is asking. Value requires a closer look.

Save this before comparing your next two homes.

Which home is actually the better value?

The home with the lower asking price isn’t always the better deal.

When comparing homes, it’s important to look beyond the list price and consider the bigger picture: condition, potential repairs, property taxes, insurance, HOA costs, location, improvements, and how well the home fits your needs.

In my latest blog, I break down the key factors to consider when deciding which home offers the better overall value.

I’ll share the full article link in the comments.

Thinking about selling? Before you spend a dollar on renovations, ask these 3 questions.

Not every update is worth making before you put your home on the market.

1. What will buyers notice first?
Start with the things that affect the overall impression of the home—not necessarily the things that bother you most.

2. Does this need to be replaced, or just refreshed?
A full renovation isn't always the answer. Sometimes paint, lighting, fixtures or a good deep clean can make a bigger difference than taking on a major project.

3. Does it make sense for your home and its price point?
The right preparation depends on the property, the condition of the home and what you're trying to accomplish with the sale.

For example, my Richmond listing at 17911 Scrub Oak Drive has had several improvements made before coming to market, including quartz countertops and refinished kitchen cabinetry, refreshed bathrooms, fresh interior paint and a 2021 roof.

But here's the bigger point:
Selling prep isn't about making your home perfect. It's about making smart decisions about where your time and money will have the most impact.

Before you start a renovation, let's talk about what actually makes sense for your home.

Picture your life here.

What if the next home you walked into didn’t need a long list of “someday” projects?

This Richmond home has already taken care of some of the updates buyers often look for — from quartz countertops and refinished kitchen cabinetry to refreshed bathrooms, fresh interior paint and a 2021 roof.

Then there’s the part you can’t put on a checklist:

A one-story layout.
A fireplace in the family room.
A primary suite with a walk-in closet.
A fenced backyard.
And 1,701 square feet to make your own.

At $285,000, this is the kind of home I'd want to put on my “let's go see it” list if I were shopping in Richmond.

A beautiful kitchen can catch your eye. Fresh paint can make a home feel move-in ready. But neither tells you the whole story.

When you're touring a home, it's worth looking beyond the finishes and paying attention to the details that can make a difference long after move-in day.

I put together a guide to 8 things Houston homebuyers should look for during a home tour. 👇👇👇

If you're currently looking for a home—or planning to start—this is one to save for your next showing.

What’s happening in the Houston housing market right now?

The latest numbers show a market that’s still active, but moving at a slower pace than last year.

For buyers, that can mean more time to evaluate options and make thoughtful decisions.

For sellers, it’s a good reminder that pricing and strategy matter when market activity changes.

And while the Houston market gives us a helpful big-picture view, real estate is always local. Your neighborhood and price range can tell a different story.

If you’re wondering what today’s market means for you, I’m always happy to help.
