Home isn't just where you live.

It's where you become yourself.

It's where milestones are celebrated, traditions are created, and memories are made. It's where you feel comfortable enough to be authentic and safe enough to belong.

One of the things I love most about real estate is helping people find a place where they can build that sense of home for themselves and the people they love.

This Pride Month, I'm reminded that everyone deserves a place where they feel accepted, valued, and free to be who they are.

What’s happening with “almost right” homes is they’re being passed over.

Buyers are more willing to wait than compromise, especially when they’re seeing multiple options at once.

In many cases, it’s not one major issue. It’s a combination of small things that don’t quite come together. The layout feels slightly off, the flow doesn’t make sense, or the home doesn’t feel cohesive overall.

When that happens, buyers hesitate. And hesitation usually leads to them moving on.

Where buyers are getting more critical right now is layout, not finishes.

Open space alone isn’t enough anymore. Buyers are paying attention to how the kitchen connects to the living areas, where the sightlines go, and whether the space actually supports how they live day to day.

In many cases, two homes can have very similar updates, but the one with better flow, natural light, and functional transitions is the one that stands out.

Not every upgrade adds value the way people expect.

A lot of sellers assume newer or more expensive automatically means better return. In many cases, buyers aren’t evaluating upgrades individually. They’re looking at how everything works together.

If one area feels updated but the rest of the home doesn’t match, it can actually create more hesitation than interest.

Buyers are placing more weight on consistency, flow, and overall condition than on standout features.

The homes that perform best tend to feel cohesive from start to finish, not partially updated.
