There are lots of homes on the market in this buyer’s market… but where are the buyers?

That’s where I come in.

💍🏡 Advice for Brides & Grooms: Think Beyond the Wedding

One of the biggest pieces of advice I give couples starting their life together is this:

Don’t just plan for the wedding. Plan for the life after the wedding.

A house is more than a place to live. Homeownership is a life stage and an investment.

If buying a home is part of your future, starting sooner can matter because equity takes time to build. Every mortgage payment, every year you own, and any appreciation over time can contribute to building wealth.

You may not live in that first home forever. Maybe you move for medical school, a new job, or eventually need more space. But that first home can become a stepping stone to the next chapter and potentially an investment property.

So my advice is simple:

1. Start planning early.
Know what you can afford and what you need to do to become a homeowner.

2. Buy when you’re financially ready, not when everything is “perfect.”
The perfect interest rate, perfect house and perfect market may never all happen at the same time.

3. Think long-term.
Your first house doesn’t have to be your forever house. It can be the beginning of your real estate journey.

4. Remember that equity takes time.
The earlier you start, the more time your investment has to work for you.

I’m going to give you a roadmap for getting from “we’re getting married” to “we’re homeowners.” 🏡

Because the wedding is one day.

Homebuyers in the Greater Houston area had more properties to choose from in July than ever before. Even with inventory at an all-time high, buyers remained active and the market continued to move at a healthy pace.



According to the Houston Association of Realtors’ July 2026 Housing Market Update, single-family home sales rose 1.6% year over year, with 8,340 homes sold compared to 8,212 in July 2025.



Active listings reached 40,750 available homes in July, the highest level ever recorded by HAR, up 3.4% from a year earlier.



Home prices remained stable in July. The average price rose 1.9% to $440,816, while the median price edged up by 0.6% to $340,000 when compared to a year ago.

Move to Sugar Land

The City of Sugar Land is expanding its Great Homes Program to make exterior home improvements more affordable for qualifying homeowners.

Starting January 1, 2026, homeowners with homes in the lowest 3% of assessed values may be eligible for a 50% reimbursement on exterior improvement projects, up to $10,000. The minimum project cost has also been reduced from $4,000 to just $500, making the program accessible to more residents.

Eligible projects include exterior painting, roofing, siding, windows, doors, driveways, landscaping, and other exterior improvements. The City has also expanded eligibility to include heir-owned homes and may allow exceptions to certain homeowner insurance requirements.

Since the program launched in 2023, more than 300 homeowners have completed projects, resulting in over $5.3 million in neighborhood reinvestment.

If you or someone you know may qualify, applications for the updated program open January 1, 2026. This is a great opportunity to improve your home’s appearance while helping strengthen our neighborhoods.
