🏠 Housing Market Update 📈

Hey everyone, it's time for an exciting update on our local housing market! 🏡✨

I'm thrilled to share that the average sales price for the Houston market is $431k! 💰 This is less than what we saw during the pandemic but highlights the strong demand for homes in our area. 📈

In terms of inventory, we currently have 2.8 months of supply available. While this indicates a slight increase in inventory, we are still operating in a seller's market. For a balanced market, we typically aim for between 4 and 6 months of inventory. ⚖️

Furthermore, I'm happy to report that sales have experienced a fantastic 17% increase since April! 📊 This surge in activity suggests our selling season is in full swing. Additionally, the number of active listings has decreased by 2%. The reduction in inventory helps place upward pricing pressures on the market. 📣

Moving forward, we can anticipate a delicate balance between rising price pressure and the influence of interest rates. The continued increase in home prices will be tempered by the counterbalance of interest rates. It's important to stay informed and make the most of the opportunities available in this dynamic market. 💪

Did you know that getting an offer above asking price 💰💰💰, it could mean LESS money in your pocket? 🤯 It may seem crazy🤪 the but the SALES price isn't always the bottom line⬇️ when it comes to what you get PAID 💵💵💵for your home🏡.

There is a section of the contract💻 where the Buyer can put in for CASH💵 back at closing. Usually this means they need help covering closing costs on the home🏡 you are selling.

Let me show you how this breaks down

Sales Price: $600,000
Offer Price: $610,000
Cash Back Request: $18,000
Net Offer Price: $592,000

So at the end of the day🌅, what you take away is actually LESS than what you were asking.

One of my greatest joys is helping families move into the next stage of their lives.

This newlywed 👰‍♂🤵‍♂couple had some location🧭 challenges to work up against and truly wanted a new construction home.🏡

This home was originally under contract with another buyer but when their financing fell through I swooped in and let Paige and Nevin know ASAP.

They purchased the home for $50,000 LESS than originally priced 🤭AND I negotiated repairs on the home that the builder missed.

Look, All professional photography is NOT 🙅‍♀️ the same...and to a great extent, you get what you pay for👍. Your agent should be using a professional photgrapher📸 that can do the following:

1. Make sure they've captured the most natural light in your home. 🏡

2. Make the gray skies blue. ☀️

3. Make the grass green. 🟩🏡💚

4. Check their angles - the best angles for a photo make the home feel large and inviting. 😎
