My answer: Absolutely, if the home and payment fit your budget. Here’s why:

You: “But everyone says to wait for rates to drop.”

Me: “That’s exactly what everyone else is doing. While they wait, you may have room to negotiate.”

* Fewer buyers competing for the same home.
* Some sellers are lowering their asking prices.
* You may be able to ask the seller to help pay closing costs or make repairs.

You: “What happens when rates drop?”

Me: “More buyers may jump back in. That could mean more competition, higher offers, and sellers who are less willing to help with closing costs.”

Here’s the move: Negotiate the price and closing costs you can get today. Make sure you’re comfortable with today’s payment. If a worthwhile refinance becomes available later, that’s a bonus.
