There are currently 𝟑𝟗𝟖 𝐬𝐢𝐧𝐠𝐥𝐞-𝐟𝐚𝐦𝐢𝐥𝐲 𝐡𝐨𝐦𝐞𝐬 𝐟𝐨𝐫 𝐬𝐚𝐥𝐞 𝐢𝐧 𝐒𝐢𝐞𝐧𝐧𝐚, ranging from approximately $230,000 to more than $3 million. The average list price is $645,520, with an average 126 days on market.
But here are the numbers that really caught my attention:

➡️ 𝟏𝟒𝟓 𝐡𝐨𝐦𝐞𝐬 — 𝟑𝟔% — 𝐡𝐚𝐯𝐞 𝐛𝐞𝐞𝐧 𝐫𝐞𝐥𝐢𝐬𝐭𝐞𝐝 𝐚𝐭 𝐥𝐞𝐚𝐬𝐭 𝐨𝐧𝐜𝐞.
𝐖𝐡𝐚𝐭 𝐝𝐨𝐞𝐬 𝐭𝐡𝐚𝐭 𝐦𝐞𝐚𝐧 𝐟𝐨𝐫 𝐛𝐮𝐲𝐞𝐫𝐬? More choices and potentially more negotiating power. Many sellers are motivated to get their homes sold and are adjusting their expectations to current market conditions.
Depending on the property and seller, there may be opportunities to negotiate the purchase price, closing-cost assistance or seller concessions that can be used toward an interest-rate buydown.
And homes are still selling.
𝟑𝟖𝟕 𝐒𝐢𝐞𝐧𝐧𝐚 𝐡𝐨𝐦𝐞𝐬 𝐬𝐨𝐥𝐝 𝐝𝐮𝐫𝐢𝐧𝐠 𝐭𝐡𝐞 𝐩𝐚𝐬𝐭 𝐬𝐢𝐱 𝐦𝐨𝐧𝐭𝐡𝐬, with an 𝐚𝐯𝐞𝐫𝐚𝐠𝐞 𝐬𝐨𝐥𝐝 𝐩𝐫𝐢𝐜𝐞 𝐨𝐟 $𝟔𝟏𝟏,𝟔𝟏𝟒 and an average 109 days on market. Another 𝟔𝟖 𝐡𝐨𝐦𝐞𝐬 𝐚𝐫𝐞 𝐜𝐮𝐫𝐫𝐞𝐧𝐭𝐥𝐲 𝐩𝐞𝐧𝐝𝐢𝐧𝐠.
Yes, mortgage rates are higher than many buyers would like. But the interest rate is only one part of the equation. Price, monthly payment, seller concessions and your long-term plans all matter. And when rates decline in the future, refinancing may be an option, subject to qualification and costs.
