Many neighborhoods here have extra districts and fees that can change your monthly payment by hundreds of dollars:

MUD (Municipal Utility District): An added property tax that pays for water, sewer and drainage infrastructure.

LID (Levee Improvement District): An added tax in some areas that pays for levees, pumps and flood protection.

Capital recovery or "cap" fees: A one-time charge some districts collect for new water service. Not every home has one, so ask before you buy.

Two similar homes a few miles apart can have very different yearly costs once these are added.

Selling? Knowing your district's rates and required disclosures up front helps buyers feel confident and avoids surprises at closing.
