If you are considering buying or selling a home, you will want to determine how you can pick a Realtor that will give you the best service. It used to be simple, you found a Realtor that knew your neighborhood or the place you wanted to live, and you stopped at their office and started the process. Now very often since we are all on line constantly, someone will determine that you probably will need a Realtor soon and your name and information become a commodity. Your name will be sold or transferred a number of times and then, you will be contacted by a Realtor that may not know your area very well but they will try to convince you to use their service. If you work with them you will be getting less than 100% service because they will have already given away part of their commission to get your name. Personally, I think the old way is better where you go directly to the Realtor you determine is best suited to serve your need and they are paid 100% of the commission earned.

How is the Real Estate market? This is the most asked question for myself or any other Realtor that is in the business.
There are many factors that impact the market but there are two positive factors we all can count on each year. First is when daylight savings time kicks in and we get another hour of daylight each afternoon. This allows buyers another hour of daylight to drive around and look at homes. Many decisions to buy are based on impulse, they see, they like and they buy. The second factor is when the leaves on the trees turn green. This puts buyers in a good mood and makes them open to starting a new phase of their life with a new home. Again, many buying decisions are based on impulse.

Why is title insurance important to a seller?
When a person sells property, it seems unfair when the sellers are asked to pay for a title insurance policy. The buyer, when getting a loan is required by their lender to have title insurance so it seems the buyer should pay. If the buyer does not get a loan, then title insurance is not required.
If the sale of property is completed without title insurance, the deed used to transfer ownership will say that the seller is providing clear title to the property. If the buyer finds after the closing that there was a lien against the property, then the buyer has the right to come after the seller to satisfy that lien. This can be an expensive process for the seller.
Therefore, I think title insurance is important to the seller, weather it is paid for by seller or buyer.

Is the Imperial Market of Sugar Land going to be built?

This week I had the opportunity to attend a meeting with one of the owners of the Imperial Market Development. After missing a number of start dates, I feel they will get started this month. They plan to complete the project about September of 2019. From his description, the project will be very nice and retain the historic feel of the Imperial Sugar Company. It will be exciting to see activity at the site and see the project come alive.

What does rising interest rates do to the Real Estate market?

First it takes a certain number of buyers out of the market because they cannot now qualify for the home they could buy before the increase. This may not seem important but many first time buyers cut qualifing very close to the max.

Investors are a big part of Real Esate sales especially in the lower price ranges. They are negatively impacted in two ways. First their payments are larger for their loan and second as interest rates rise they have other options as to where to invest their cash, so less goes into Real Estate investments.

Buying when interest rates are low is very important. As an example, if rates go from 4% to 5%, that is a 25% increase in interest payments. This is the same impact as a $200,000 home going up in price $50,000 to $250,000 if rates stay at 4%.

Do you have property that requires you to find a good tenant?

This can be a scary and/or dangerous task. There are a number of laws that control what you can say and do during the selection process. Prospects that are looking to lease usually have a reason they are wanting to lease rather than buy, and the most common reason is that they had problems of some kind recently.

Picking the ones that are good people that had problems but are back on track in their lives is the secret. The bad prospects are good at deceiving you, so you need to be careful when you check out any prospects.

At K2 Realty,Inc we have been doing this for our clients for over 35 years. We are not perfect but we have perfected spotting bad ones. We look past the credit reports and applications for things that are not easy to hide to spot risky applicants. Over time you develop a gut feel for things that do not add up.

Did you have money invested in the stock market the past few months?

If you were one of those, did find yourself thinking that there should be a safer place to put my retirement money. Another option available is to invest in single family rental properties. The price of Real Estate does go up and down but not near as fast or drastic as does stocks.

Another beneifit Real Estate invesments has is they can produce income while the value of your investment goes up. Also, for most investors there are tax advantages to be taken advantage of while your investment grows. There can be some risk but if you are knowledgeable in this field or have good advice, the risk can be small.

The Real Estate market for 2018 is off to a slow start. Buyers and sellers are approaching things very carefully. The weather has been unpredictable, the stock market has been up and down and people are calculating how the new tax law will impact them.

I think in a month or two things will settle down and everyone will gain more confidence and get back to normal business. We all have to live somewhere, it may be where we want to live or it may be where we need to live.
