🔍 A home inspection matters. WHO you choose to inspect it matters even more.

These pergola posts had a termite infestation that could have been overlooked. Some inspectors may consider a pergola outside the scope of the dwelling inspection. Mine paid attention. 👀

Together, we caught it during inspections. Because of the posts' proximity to the home, the entire house needed a termite treatment. Identifying it before closing saved my buyers thousands of dollars in treatment costs. 🏡💰

Termites are treatable, but treatment comes with a price. Left undetected, they can cause extensive damage.

This is why I choose my professional partners carefully. Thoroughness, attention to detail, and a commitment to my clients matters. An inspection is only as valuable as the care behind it. 🤝

⚡ Median days to sell: 28 (down from 33)
⏳ Average days to sell: 46 (up from 38)
📈 693 active listings, up 40%
📊 6 months of inventory, up from 4.8 - this is a sign of a balanced market

Two markets are happening at once. Homes priced right are selling in about 4 weeks. Homes priced to "test the market" are sitting, and they're dragging the average up.

Sellers: with more homes for buyers to compare, your first few weeks matter more than ever.
Buyers: you have more options and more room to negotiate than you did a year ago.
