New construction doesn’t mean skipping due diligence.

Today was my clients’ new home orientation and I was genuinely impressed with how detailed and thorough the builder was throughout the entire walkthrough. They took the time to explain the systems of the home, warranties, maintenance, and answered every question so my buyers felt confident heading into closing.

One thing I appreciated most? There was already a TON of blue tape throughout the home before we even arrived which showed the builder was proactively addressing cosmetic items and doing their own quality control before orientation day.

We also confirmed that all repairs from the third-party inspection had already been completed, which is exactly why I always encourage my buyers to still invest in an independent inspection on new construction.

This is what the final stretch before keys looks like. 1 week until closing day 🥳🎉

Buyer agency agreements are always a HOT topic, so I wanted to bring some clarity.

This agreement is not about “locking buyers in.” It’s about establishing representation, outlining responsibilities, discussing compensation upfront, and making sure you actually have an agent advocating for YOU throughout the process.

In today’s market, agents are also required to have an agreement signed before showing homes.

And let’s be honest… with these gas prices, we’re not out here driving from house to house unless both of us are serious 😊

But it’s also important to know this isn’t a forever contract. Like any professional relationship, there are ways to part ways if things aren’t a good fit.

The goal is clarity, communication, and making sure buyers understand who’s representing them before emotions get attached to a home.

Finally checked out the NEW Bahama Buck’s in Waldorf, Maryland and now I get the hype 🍧🌴

The vibes definitely give mini tropical vacation and the shaved ice texture is SO soft compared to a regular snowball. I tried the Strawberry Cheesecake Delight with vanilla ice cream + tropic creme and it was actually worth every bite 😭🍓🍰

Waldorf has been getting some really good new spots lately and this one is perfect for summer. Definitely adding it to my repeat list.
