There is a stretch of mornings in early June that the Lowcountry rarely talks about โ€” the few weeks before peak summer, when the days are at their longest, the light is at its richest, and the pace of life on the island slows to its most contemplative. The homes designed for this rhythm reveal themselves most fully in these moments.

๐—–๐—ฎ๐—ฟ๐—ฑ๐—ถ๐—ป๐—ฎ๐—น ๐—›๐—ถ๐—น๐—น in ๐— ๐—ผ๐˜‚๐—ป๐˜ ๐—ฃ๐—น๐—ฒ๐—ฎ๐˜€๐—ฎ๐—ป๐˜ was built for that quieter side of summer. This is the part of the year where the discipline of the design shows. Window placement that brings the right light into the right room at the right time of day. Sightlines that connect interior spaces to the natural rhythm outside. Material choices that age beautifully in salt air and humidity. Decisions made early in design that protect how the home is experienced years later.

Some homes are built to be photographed. Others are built to be lived in slowly. The best ones manage both.

The exterior holds the same discipline as the interior. Materials were specified for coastal performance, not just appearance. Outdoor living spaces were proportioned for both quiet mornings and full weekends. The flow between inside and outside was designed so that hosting feels effortless โ€” a Saturday cookout, a long Sunday afternoon, the kind of gathering that defines summer on the island.

This weekend marks the start of that season. A moment to pause, to remember those who served, and to gather with the people who make a home feel like home.

The best summer homes don't separate the kitchen from everything else. They connect it.

When we built ๐—ง๐—ต๐—ฒ ๐—ง๐—ฟ๐—ฒ๐—ฒ๐—ต๐—ผ๐˜‚๐˜€๐—ฒ in collaboration with ๐—ฉ๐—ถ๐—ป๐˜†๐—ฒ๐˜ ๐—”๐—ฟ๐—ฐ๐—ต๐—ถ๐˜๐—ฒ๐—ฐ๐˜๐˜‚๐—ฟ๐—ฒ, the kitchen was designed as the center of how the home lives in warm weather โ€” not a room you cook in and leave, but the space everything flows through. Large islands give guests a place to gather without crowding the cook. Clear sightlines connect the kitchen to the dining area and out to the screened porch, so a conversation never has to stop because someone stepped away to check the grill.

This is the season that proves the design. May and June in the Lowcountry bring graduation celebrations, weekend cookouts, and the long, easy evenings when the porch doors stay open and people drift between inside and out. A home built for that flow makes hosting feel effortless โ€” the difference between a house that photographs well and a home that genuinely works for real life.

That intention is the whole point. We don't design kitchens to be looked at. We design them to be lived in, especially in the months that matter most for gathering.

There's a quiet confidence in a modern home that knows exactly what it is.

๐—–๐—ฎ๐—ฝ๐˜๐—ฎ๐—ถ๐—ป'๐˜€ ๐—›๐—ผ๐˜‚๐˜€๐—ฒ on Sullivan's Island is a renovation that fully embraced its design intent. In partnership with ๐—ฆ๐˜„๐—ฎ๐—น๐—น๐—ผ๐˜„๐˜๐—ฎ๐—ถ๐—น ๐—”๐—ฟ๐—ฐ๐—ต๐—ถ๐˜๐—ฒ๐—ฐ๐˜๐˜‚๐—ฟ๐—ฒ ๐—ฎ๐—ป๐—ฑ ๐—ฃ๐—ผ๐—น๐—ถ๐˜€๐—ต + ๐—ฃ๐—ผ๐—ฝ, the project transformed the original structure into a contemporary home with a distinct architectural voice โ€” modern lines softened by warm material choices, all anchored in the rhythm of the Lowcountry.

The interior is built around a layered material conversation. Vertical wood slat walls add architectural texture and rhythm. A chevron-grained kitchen island sits at the heart of the open living space, paired with marble countertops, white shiplap, and wide-plank wood floors that run continuously throughout. Brass pendant lighting and modern fixtures from Ferguson punctuate the spaces. Cabinetry by Classic Kitchens of Charleston, Marvin doors, and Viwinco windows complete the envelope.

The exterior carries the same intentionality. Horizontal black slat privacy screens frame the home's approach โ€” providing screening from the street while creating a strong architectural moment. Native landscaping by Lowcountry Custom Landscape and Remark Landscape Architecture grounds the home in its setting.

This is what modern renovation looks like when every decision is made with discipline.
