Here's what jumped out at me this week — 31 homes went under contract. That's the highest number of pending listings we've seen in months and honestly it's exactly what I expected heading into fall. Remember when I said the snowbirds were coming and serious buyers were about to get off the sidelines? Well — here they are. The fall market in The Villages is officially alive and well.

The average sold price holding strong at $477,543 tells me buyers aren't just showing up — they're showing up ready to spend. That's a healthy, confident market and it's a great sign of things to come as we head deeper into the season.

I said it last week and I'll say it again — the snowbirds are coming back, serious buyers are getting off the sidelines, and the quality of homes closing in The Villages right now is reflecting exactly that.
