Most people think flipping houses is about finding a cheap home and selling it high.

That's not the job.

The real job is knowing your numbers before you ever make an offer. Here's the framework we use on every deal:

ARV (After Repair Value) — what the home is worth fixed up
Repair estimate — what it costs to get there, plus a buffer
Acquisition cost — purchase price, closing, carrying costs
Profit target — the number that makes the deal worth doing

If the math doesn't work on paper, it won't work in real life. No exceptions.

Here's what the numbers are telling us right now:
Inventory is up. Days on market are longer. Price reductions are increasing. That's not bad news — that's a more normal market returning after years of chaos.
