Charleston real estate sales were a bit better in the Jan-Apr 2026 period than the same 2025 period. We were up 3% in transactions and the
median price of closed sales was up 1.8%. Right now the median price of homes and condos in Charleston is about $447k. Condos make up
about 25% of our market. The median price of single-family homes only is naturally a bit higher at $478k. It’s a bit early in the year to make
predictions yet. The Fed did cut the rates one more time in early December. Unfortunately, inflation has ticked up a good bit and it is unlikely
that there will be any more rate cuts for the foreseeable future. But we do have a new Fed Chair and he supposedly leans more towards
cutting rates. Time will tell.
Meanwhile, the Charleston economy is doing well. Charleston-based Bittermilk announces $8.2M investment in Ravenel facility. It will create
12 new jobs. The Medical University of South Carolina has entered a partnership with Revival Healthcare Capital, an investment firm focused
on medical devices. The Duke Endowment and the Medical University of South Carolina have partnered to form an initiative across North and
South Carolina to strengthen maternal and infant health outcomes. The Duke Endowment commits more than $13 million to initiative. Odd
Duck expands to three Lowcountry locations including Charleston and Summerville.. Their concept blends upscale bodega, cafe and local
products. Ascenda Capital acquires 232-unit Bryant at Summerville for $51.5M. This marks firm’s first investment in the Charleston-area
market. Berkeley County opened part of the $10.5 million Berkeley County Waterfront Park on Friday with six boat ramps and 180 boat
trailer parking spots open to the public. The full Berkeley County Waterfront Park is expected to open after June 12.

SCDOT Making Major Progress on Interstate Projects Across the State

SCDOT is advancing projects across our interstate system to reduce congestion, improve roadway conditions, and enhance safety.

Serving as one of the nation's busiest corridors, several critical improvement projects are happening statewide along I-95.

The I-95 bridges over Lake Marion replacement project is underway after a groundbreaking with USDOT.
Widening I-95 from four lanes to six, starting at the Georgia state line in Jasper County, is under construction.
And a new system to system interchange is being constructed at the I-26 / I-95 interchange in Orangeburg and Dorchester counties to accommodate future growth.

Across the Midlands, progress continues on the Carolina Crossroads project in Columbia, the Scout interchange in Blythewood, and overnight resurfacing efforts on I-26 and I-85 in the Upstate.

As SCDOT continues to anticipate unprecedented growth in our state, projects like these reflect our continued commitment to building safer, more efficient roadways.

May is here and Charleston will be hosting the world famous Spoleto Festival from May 22- June 7. That along with the local Piccolo Spoleto Festival should keep everyone very busy for a couple of weeks. Also starting on May 22 and running through the summer, Charleston is proudly hosting the original copy of the Declaration Of Independence at the Charleston Museum. Pretty good for the 250th anniversary. And we are back to that time of year for Farmers Markets. The one in Marion Square is every Saturday. Another is in West Ashley each Wednesday afternoon at Ackerman Park. Kiawah is having food truck Fridays at town Hall through the end of June. Dock Street Theatre will be performing Come From Away from April 8-May3. The Stingrays are in the playoffs and will be hosting on May 1 and May 5. Charleston real estate sales were a bit better in the first quarter of 2026 versus Q1 2025. Q1 2026 was up 2.4% in transactions versus Q1 2025. And the median price of closed sales was up 3.4% compared to Q1 2025. Right now the median price of homes and condos in Charleston is about $450k. Condos make up about 25% of our market. The median price of single-family homes only is naturally a bit higher at $480k. It’s a bit early in the year to make predictions yet. The Fed did cut the rates one more time in early December. Meanwhile, the Charleston economy is doing well. Ascenda Capital, a real estate investment and development firm, has acquired the multifamily property known as Bryant at Summerville for $51.5 million. The third MUSC Health Nexton location broke ground with an $87 million Nexton Medical Pavilion. The pavilion is expected to serve 800 patients daily, focusing on an anticipated growth of 29,000 people in Summerville and Moncks Corner over the next five years. Roper St. Francis broke ground on Mount Pleasant Health Pavilion, a 68,000-square-foot facility to offer multiple medical services including ER imaging, women’s health, and oncology services. A new collection of mixed-use buildings is turning Hanahan’s town center into a community hub. Blackwells Corner will break ground in June, adding six buildings to the current TideLine Aquatics storefront. The property will include dining, retail, fitness studios, salons and office space, all spanning more than 40,000 square feet, with a central lawn and outdoor dining areas. The Cooper hotel opens March 30 after years of delays and construction. It features 191 rooms, including 25 suites with rates up to $16,700 per night and is located on the Charleston waterfront between Waterfront Park and Union Pier. Woodfield Development, a multifamily real estate developer, and PGIM, a real estate investment manager, began construction on 114 downtown Nexton townhomes. The Radler townhome community is the 20th property under Woodfield Development ownership in the Charleston region. Woodfield has delivered more than 4,600 residential units. AVM Group, a national provider of turnkey controlled environments is establishing its national headquarters in Mt Pleasant. The company’s $5 million investment will create 30 new jobs. Ethiopian Airlines is moving ahead on the purchase of six Boeing 787 Dreamliner jets as the airline fully exercises commitments from a 2023 order.

But there is talk that there won’t be any rate cuts in the first half of 2026.

Meanwhile, the Charleston economy is booming. Le Creuset has opened 300k sqft distribution facility in Hampton County. This is the 4th Lowcountry expansion for the French cookware maker adding 30 jobs. Goldrich Kest purchased a 449k sqft property in Summerville, marking its first acquisition in SC. The primary tenant for the Class A building is IFA Rotorion, an automotive supplier. Mobix Fulfillment leased 342k sqft at Coastal Crossroads in Summerville. The site offers I-26 access and connectivity to Port of Charleston. MUSC Health Clements Ferry Pavilion opened to patients in December. The 80k sqft medical office building employs 180 team members. Breeze adds seasonal nonstop route from Charleston to Fort Lauderdale with service beginning July 2. They have also added nonstop flights from Charleston to Atlantic City beginning May 6. Introductory fares start at $49 one way. Sun PhuQuoc Airways ordered up to 40 Boeing 787 Dreamliners. This is the largest Boeing widebody order in Vietnamese history. Charleston has been selected as US headquarters for Superbox cold chain system. Their modular units cut cold storage build times from months to weeks. The fleet will include 30k assets serving food, pharmaceutical and chemical suppliers. Long-term plans include a Lowcountry manufacturing facility and 100 jobs.

Meanwhile, the Charleston economy is booming. Breeze Airways is launching nonstop service from Charleston to Cancun. Flights will operate once weekly on Saturdays. Introductory fares start at $119 one way. City of Charleston and Charleston Redevelopment Corp. deliver four new workforce housing units downtown. The partnership announced 200 additional affordable housing units over the next three years. The project includes $55 million in planned investment and $100,000 city contribution. Delta Air Lines ordered 30 Boeing 787 Dreamliners with options for 30 more. Alaska Airlines announced its largest-ever airplane order with Boeing. The deal includes five South Carolina-built 787 Dreamliners for long-haul routes. The order covers 105 737-10 jets plus options for 35 more. The Beach Co. completed The Charles, a luxury waterfront rental project in downtown Charleston. The development includes 15 townhomes and eight residential flats across three buildings. Monthly rents range from $9,000 to $23,000, with units up to 3,400 square feet. A $2M church project has started on James Island.

Meanwhile, the Charleston economy is booming. MUSC Health has recently opened its new Kiawah Partners Pavilion in Johns Island, serving the Sea Island communities. The facility began accepting patients on Dec. 18 and be open 24 hours a day with a freestanding emergency room, trauma and triage rooms, imaging and radiology services, on-site laboratory, helipad and medical offices for other patient services. Located in a historic circa 1806 building, Charleston natives are opening a new dining option in the French Quarter of downtown Charleston. Mike and Kathleen Shuler, with their business partner Nathan Wheeler, will open their all-day restaurant at 40 Broad St. The team said Quarter French will offer morning coffee, lunches and dinner with cocktails, all with influence from French cuisine. Redwood Materials, a lithium-ion battery recycler, has opened operations of its $3.5 billion facility on 600 acres of Camp Hall Commerce Park in the Lowcountry — regarded as the largest economic development project in the history of South Carolina. This is a small but significant start toward what will become one of the world’s largest recovery, refining and manufacturing campuses. Over the next decade, Redwood will continue to grow in South Carolina, creating more than 1,500 jobs. Modus21 will invest$1.1 million to expand its North Charleston operations. The Fed has just indicated they are still on track for another rate cut this year. This has all been good news for real estate sales and we have seen a bit better buying activity in recent weeks.

Meanwhile, the Charleston economy is booming. Roper St. Francis Berkeley Hospital has opened a new four-story tower. The expansion doubles total capacity from 50 to 100 beds. New services include ICU, cardiology, neurosurgery, and orthopedics. 380 new staff will be hired as part of the system wide 2030 strategic plan. Boeing gained up to 37 airplane orders from three Central Asian carriers. 27 of the 37 are part of the Dreamliner family, based and assembled at Boeing’s North Charleston site. Boeing has turned dirt on its 1.2 million-square-foot expansion, planning to employ over 2,500 people throughout the construction process at its North Charleston facility. The Boeing South Carolina location is home to the 787 Dreamliner program, which it plans to expand to produce 10 airplanes per month in 2026. The company has invested $1 billion into the infrastructure and plans to create 1,000 more jobs over the next five years following the construction. Henderson Park and Landmark Properties acquired a 1.21-acre site for new student housing at the College of Charleston. The Mark Charleston will offer 335 beds across 99 units and amenities include rooftop decks, a pool deck, fitness center, study areas and ground-floor retail. Navy Yard Charleston will add 55 new townhomes at Marine Row. DRB Homes will build the townhomes and open an office on-site. The units will range from 1,600 to 2,000 square feet near Storehouse Row. Construction begins in 2026 with first homes ready in 2027.

November is here and the holiday season is upon us. Holiday markets and Christmas tree lightings will be abundant. The Coastal Carolina Fair comes to town until Nov 9. The Holiday Festival of Lights will start on Nov 14 at the James Island County Park. Dock Street Theatre will be hosting the Charleston Literary Festival. Charleston real estate sales were about the same so far in 2025 as 2024. Year to date, we are up 1.5% in transactions versus the same 2024 period. Median sales price is still strong with a 2.3% increase versus the same 2024 period. Median sales price for the area is now at $440k. Mortgage rates have moved back under the 6.3% level. The Fed has just indicated they are still on track for more rate cuts this year despite the government shutdown. This, combined with mortgage rates coming down, has led to a little better buying activity recently.

Meanwhile, the Charleston economy is booming. Google has announced $9B investment in SC. The expansion will boost cloud and AI infrastructure. This follows last year’s $2B Dorchester County data center project. The company plans to add 200 new jobs. Boeing and Turkish Airlines have agreed on a firm order for up to 75 SC-made 787 Dreamliners. Global power management company Eaton is expanding operations to Charleston County with a $46M investment and 50 news jobs in aerospace manufacturing operations. Maars, an architectural wall producer, has chosen Charleston County to open its first US facility and is investing $3M and 10 new jobs. ABA Automotive, a Turkey-based belt tensioners and idler pulleys manufacturer, is establishing its first U.S. operations in North Charleston. The manufacturer’s presence represents a $400k investment in the facility and 3 new jobs. Construction supplier NEFCO opened its first Lowcountry location in North Charleston, marking its 16th branch. Santee Cooper and Century Aluminum have extended Century’s Mount Holly aluminum smelter additional power supply until 2031. Century will be able to open an idled pipeline to increase plant capacity by 25% and add 100 additional high-paying jobs to Charleston. Tikvah Health and Wellness, a Mt Pleasant-based health engagement platform, has established operations in new office space in Harbor Entrepreneur Center. The company expects to create 13 new jobs over the next few years. QMP Inc., a water filtration systems manufacturer, has selected Colleton County to establish the company’s first East Coast manufacturing operation. The $5.1M investment will create 233 new jobs. Keel is investing $67M and creating 170 new jobs at its Yonges Island shipyard.
