One.

And somehow, I left happy.

Not because the event was perfect. Not because I sold out. Not because I suddenly have retail all figured out.

I left happy because I realized I am no longer just dreaming about the thing.

I am doing it.

Is the property actually a good deal… or does it just look cheap compared to everything else on the market?

That’s the trap a lot of investors fall into in commercial real estate.

The price looks attractive.
The cap rate looks decent.
The building has potential.
The area is “up and coming.”

But then you start looking closer.

Deferred maintenance.
Weak tenant history.
Below-market leases with no clear upside.
Zoning limitations.
Vacancy risk.
Poor visibility.
Bad access.
NNN expenses that don’t pencil.
A property that needs more capital than expected just to become functional.

Commercial real estate is expensive, but the most expensive mistake is buying a property without fully understanding the deal behind the deal.

Because a “good price” does not always mean a good investment.

Before you buy, sell, or reposition a commercial property, you need to know what you’re really looking at: income, upside, risk, tenant demand, market fit, exit strategy, and whether the numbers actually support the story.

Who knew attending one meetup could eventually help spark an entire nonprofit?

That is how my CharlestonHacks story began. I met Dave Ingram through a local meetup, showed up to a hackathon before CharlestonHacks was even official, and somewhere in that momentum, I was introduced to Doug Hamilton.
