Fall is here—which means it’s time to get your home ready for colder weather!

Before temperatures drop, take a few minutes to knock these four items off your homeowner checklist:

🏠 Clean your gutters — Clear them after the leaves finish falling to help prevent drainage issues.
🔥 Service your heating system — Get it checked before the first cold snap, when HVAC companies tend to get busy.
🧺 Clear your dryer vent — Lint buildup is a serious fire hazard and one of those maintenance tasks that’s easy to forget.
🏡 Look your roof over — Check for lifted shingles, loose flashing, or other damage after storm season.

A little preventative maintenance now can help you avoid bigger—and potentially more expensive—problems later.

Save this post for your fall home maintenance checklist! 📌

What’s the one home maintenance task you always seem to forget?

Low interest rates are better for borrowers, obviously. But the choice about whether or not you should “wait for rates to drop” isn’t obvious.

Here’s the thing: waiting for rates to drop isn’t necessarily the best financial move.

If rates fall significantly, you could see more buyers jump back into the market at the same time. More competition can mean higher prices, multiple offers, and fewer opportunities to negotiate.

And if rates don’t fall? You may have spent months or years waiting for a change that never came.

The better strategy is to look at the whole picture: purchase price, monthly payment, available inventory, seller concessions, and your long-term goals.

You can potentially refinance a mortgage later if rates improve. You can’t go back and buy yesterday’s house at yesterday’s price.

And most importantly, YOU CANT PREDICT THE FUTURE, and neither can anyone else for that matter. Buying a home is a massive decision. Do it when it makes sense for you and your individual scenario.

Thinking about buying or selling? Let’s talk strategy.

Heading into September, the median number of days a home is spending on the market in the Charleston MLS is 34.

And if you’re thinking about buying or selling, that number tells us something important:

The market is rewarding strategy—not just putting a sign in the yard.

🏡 Selling? Pricing correctly from day one matters. The longer a home sits, the more buyers may start wondering “What’s wrong with it?”

🔑 Buying? You may have more breathing room than buyers had in previous markets. That can create opportunities to negotiate and make a decision without feeling like you have to waive every contingency just to compete.

But here’s the important part: 34 days is a Charleston MLS-wide median. Your specific neighborhood, price point, property type, and condition can tell a very different story.

New construction can be a GREAT option for homebuyers, but there are a few things you need to know before signing a contract.

From builder incentives and upgrades to inspections, warranties, timelines, and negotiating the best deal — buying new construction is a little different than buying a resale home.

And yes… you should still have your own real estate agent representing you.

A good buyer’s agent can help you understand the builder’s contract, negotiate where possible, navigate the process, and make sure you’re making an informed decision.

If you’re considering a new construction home in Summerville, Charleston, or anywhere in the South Carolina Lowcountry, make sure you have someone in your corner who understands the process.

Have you ever considered buying new construction? Would you choose a brand-new home or an existing home?

Follow for more straightforward real estate advice, home-buying tips, and Lowcountry market information.

The Charleston-area market has changed, and some homes are spending longer on the market than they did last year. That means pricing strategy matters more than ever.

Overpricing can lead to:
❌ Fewer showings
❌ Longer days on market
❌ Price reductions
❌ Ultimately selling for less than you could have

The goal isn’t simply to put the highest possible price on your home—it’s to find the price that attracts the right buyers and positions your home to sell.

If you’re considering selling in Charleston, Summerville, or anywhere in the Lowcountry, I’d be happy to take a look at your property and show you what the numbers actually say.
