During this home inspection, I discovered an HVAC duct line in the crawl space that had become disconnected from the floor connection.

Here’s the problem: every time the heating or air conditioning system turns on, conditioned air is still traveling through this duct—but instead of reaching the room it was designed to serve, that air is being dumped directly into the crawl space.

That means wasted energy, reduced comfort, and potentially higher utility bills—all because of a defect that many homeowners may never see.

During this home inspection, we discovered HVAC ductwork deterioration in multiple areas, along with visible microbial growth around portions of the system.

Your HVAC ductwork is responsible for distributing conditioned air throughout your home. During this home inspection, we discovered a rusted and corroded toilet tank bolt that was actively leaking.

It may look like a small plumbing defect, but even a minor leak can become a much bigger problem when it goes unnoticed. A leaking toilet tank bolt can allow water to repeatedly contact the flooring and surrounding materials, potentially contributing to water damage, deterioration, staining, and conditions favorable for microbial growth.

THIS IS WHY YOU NEED A PRE-DRYWALL INSPECTION! 🚨

This was discovered during a pre-drywall inspection on a NEW CONSTRUCTION HOME.

Before the drywall was even installed, I observed what appeared to be microbial growth (mold) on portions of the wood framing at the back porch area.

Think about that.

Once the drywall and other finishes go up, portions of the framing become concealed and much more difficult to inspect. A condition that can be addressed during construction could potentially go unnoticed until it develops into a much larger—and more expensive—problem.
