April showings reveal a lot very quickly. Buyers are not walking in measuring rooms — they are reacting to how the home feels in the first few minutes.

What tends to stand out this time of year:

• how much natural light reaches the main living spaces
• whether furniture placement allows light to move through the room
• if windows feel open and unobstructed
• how the home transitions from inside to outside

Before a spring listing, this is why I often suggest simple changes first:

• lighter paint tones
• removing heavy window treatments
• adjusting furniture so the windows are visible
• making outdoor views part of the room

These are small shifts, but they change the entire first impression buyers experience during an April showing.

• Does it feel well cared for?

Not a full renovation. Not a complicated project. Just clean, neutral walls that make the home feel lighter, brighter, and easier for buyers to imagine themselves in.

Comps are the starting point. They’re not the complete strategy. I don’t just average sold data and pick a number.

I look at:
• Where buyers psychologically stop filtering (500k vs 525k matters)

• How crowded that price bracket is

• Whether the home feels like a top 3 option in its range

• What kind of buyer we’re trying to attract

• Whether we want to invite competition — or chase it Pricing is positioning.

And positioning determines leverage. If it’s not clearly compelling within its bracket, it won’t create urgency.

Day one sets the tone.
