I’m a bit late on this post, but, really, that’s how this whole transaction went. We put in an offer quickly and took several days to ratify due to an out-of-country seller. That gave us a VERY short DD period, but my team of amazing support got all inspections done on time. We were supposed to close on 12/16/2021 but got delayed until 12/28/2021 again due to the out-of-country seller. The listing agent and I were TI-RED after all the chasing of paperwork we had to do. Needless to say, it all came together in the end.

This one is especially special to me because I feel like I’ve watched Earl grow up. He came to me when I first started in RE looking for a rental. He bought his first home about a year later and since then has gotten married and added some fur babies to his family. He was able to pass along his place to another first time home buyer and now they have big plans to make this place into a home.

So, Robbie Odom is trying to get me banned from FB for the holidays, cause I’m super sappy this time of year. But, I really believe this one is extra special, so bear with me.

This sweet couple came to me a few weeks ago defeated and deflated. They’d missed out on over 15 properties with another agent. This is not meant to bash on the other agent, but to give context to how many houses they’d already considered.

Our first meeting was at a house about an hour away. Have you ever felt that instant connection with people? (They are moving from out of state, so I had only talked to them on the phone) Right away, I wanted to adopt this couple into my extended family. Anyway, the house wasn’t for them, so we agreed to keep trying. They sent me a few more houses but they didn’t make the cut for one reason or another…..and then their house popped up.

It’s brand new, but not yet completed. No utilities on yet, so I didn’t have much hope they’d fall in love with it, but, they did. And it was still available. 😳 After talking with the agent, we submitted a strong and fair offer and before dinner, we were UNDER CONTRACT.
They reached out to me yesterday after the dust had settled and told me how happy they are. They had walked around the property and didn’t want to leave. They even loved the peaceful drive from their family’s house not too far away.
I might have teared up a bit, remembering this is why I love what I do. Could it just be the holidays? Sure, but I believe it’s so much more than that.

Whew!! It was a busy week last week. Two new listings, one under contract before hitting the market and the other ratified with several offers to choose from.

Buyers also WON with multiple offers AND a home to sell. Say, what?? In this market? Yep…..you wanna know why/how? Communication! That’s right, I called the listing agent and talked to her. When she called me, I answered the phone or got right back to her. She told me she knows we’ll be partners in getting this closed for our clients, and that’s why our offer was chosen. What a blessing! I’m tickled for my clients.

This one…..oh my heart…..

I gotta brag on what a trooper my buyer has been.
We started the home buying process back in the early summer and he did all the right things. Got pre-approved and set a budget. We talked about the market and what to expect, so when I set up a search for him, I set it up to immediately send properties as they came on the market and we’d plan to see them that day.

After a few weeks of this, we realized he had a gift. He could pick out a house that for some reason would leave us scratching our head and saying “what tha….?!?” He kept his wits about it, though, and stayed steadfast in his mission to find a house to call home.

When this one popped up, we once again scheduled a showing and went to see it, half expecting another “wait…what?” Low and behold, though, there was no head scratching.

We made a strong offer within hours on the market to try to avoid the multiple offer frenzy and almost succeeded. With another competing offer coming in, we opted to hold our ground. You see, just the week before, I’d made numerous attempts to schedule a showing on a new listing and HE reminded ME “when it’s the right house, it’ll be easy”. He was right, of course. We’ve been under contract a few days, and this one…..it’s been easy.

I’m a few days late, but better late than never, right?

Y’all, this was one of the first homes I ever sold when I got started in real estate. A friend from work put her faith in me and together we found this sweet house. I left Boeing not long after this, but we kept in touch over the years.

Fast forward 7+ years. She reached out a few months ago for a market analysis and quickly decided it was a great time to sell. Then, she busted her rear to make sure the house was ready for the next buyers. It was bitter-sweet to close on this house this week, but I’m so happy for her to embark on her next adventure.

When we started talking in January about selling their home, they didn't think their house would sell at the price I recommended based on the market analysis I had done.

Fast forward 8 months, and they were shocked that I wanted to list for significantly higher

And then even MORE shocked that we sold well over list price on the first day on the market. This is what I do..... and I strive every day to be better than the last. It's my job to study and know the market and negotiate the best deal I can for my clients.

Today we officially said goodbye to a project we have been working on for quite a while. In turn, we were able to provide some VERY excited buyers with their very first home, and a BRAND NEW home at that.
This process included demo, clearing land, permits, setting up utilities, inspections, and lots of miles on our vehicles. We had a few bumps in the road but learned A LOT in the process. (Most importantly, take pictures before, during and after….oops)
Through all of it, seeing the faces of the new buyers made it all worthwhile.
