Most buyers are not feeling the current interest rate hikes. So many people will say this is not a good time to buy.

But here are a few interesting things you should consider:

1) provided the interest rate hikes don't obliterate your ability to qualify for the loan you would need for the property you need (and you can still handle you mortgage), its important to remember that interest rates are still historically reasonable.

The 70's was in the 7-8% range, 80's was between 7.48%- 16.63%, with declines up until now.

2) Because buyers are less active, properties are sitting on the market for longer, which drops asking prices and gives buyers the opportunity to negotiate more-- a luxury they didn't have in the beginning of the year.

3) hopefully the interest rates will drop again, and refinancing options will be available to many homeowners. This will drop your monthly payments, and you would have already had equity growing in your property while you waited.

What should a broker do for you?

They should be a sounding board and guide for you through the process of buying, selling, or investing in real estate. They should know a thing or two (or quite a few) about financing and be able to direct you to some resources. If you're a buyer, your broker should take initiative to help you hunt down and physically see properties with you. They should advise you on your options and do the paperwork. And this may come as a surprise to some sellers, but your broker should ensure your property has open houses as often as they can.
