Just closed on this 2-family home in Jersey City. Definitely one of the more challenging deals I’ve worked on, but we got it done.

From 2 evictions and tax record discrepancies to some tough last-minute negotiations, this transaction had a little bit of everything. Grateful we were able to push through all the obstacles and make it to the closing table.

Every sale has a strategy. This one never even hit the market.

Just closed on a luxury new construction in my town - Cranford. Sold completely off-market for $100,000 over the planned list price.

No MLS. No Zillow. No staging. No unnecessary landscaping costs.

For this builder, the right buyer was already out there — it was just a matter of positioning, access, and negotiation.

And this one is a bit more special — I actually helped this builder win the bidding war and secure this property last year. Full circle moment.

This one meant a lot to me.

I stepped in to help a For Sale By Owner who needed more than just advice — from coordinating renovations and updates to handling cleaning, inspections, and all the little details that can easily get overwhelming.

Every home sale has a story…

This one started several months ago, when I approached the seller who just listed their home on Zillow as FSBO. The ad didn’t have a proper description or enough photos. After speaking with the seller multiple times, and showing it to my friends who were on the market at the time (we actually ended up finding another home for them in the same town), I knew that the seller needed help...

The tenant stopped paying rent 6 months ago, and my seller had to go through several court hearings until the tenant vacated the property, which was left in a very poor shape.

The seller started renovating, but due to the high cost of materials and labor, quickly ran out of money, and the home was half-renovated, so we didn’t know if we should target families or investors.

Thanks to Coldwell Banker’s Realvitalize program, we were able to finish some important improvements, like hardwood floors, a new kitchen, without paying contractors until closing. I managed the entire process and helped the seller with the final touches and improvements, like changing light fixtures, painting trims, ordering and installing appliances, and more. I also coordinated township inspections, and other important tasks during the process.

Our first offer fell through due to buyers being first-time home buyers and getting cold feet after the home inspections. A couple of weeks later we secured a stronger offer and ended up selling above the asking price.

Never met the sellers still, as they live by the shore and have some health issues. I’m really happy and proud I was able to help this family.
