Seller concessions are one of the most powerful negotiation tools in today’s market—but a lot of people don’t fully understand how to use them.

At a basic level, seller concessions are when the seller agrees to cover certain costs for the buyer.

This can include closing costs, lender fees, prepaid expenses, or even contributing toward an interest rate buy-down.

For buyers, this can be a game changer.
Instead of needing a large amount of cash upfront, you may be able to negotiate for the seller to cover part of your closing costs.

In some cases, this can save you thousands out of pocket. You can also structure concessions to reduce your monthly payment by buying down your rate—something that’s become much more relevant in today’s rate environment.

For sellers, concessions can be just as powerful—when used correctly.

Rather than dropping your price (which can impact your perceived value and future negotiations), offering concessions can make your home more attractive to a wider pool of buyers.

This is especially important for first-time buyers or anyone who is financially qualified but limited on cash.

You’ll typically see seller concessions come into play when:
• Homes are sitting longer on the market
• Buyer activity slows down
• Interest rates are higher
• Buyers are more payment-sensitive
• Or when strong buyers negotiate strategically

Here’s a key insight most people miss:
A price reduction and a concession are NOT the same thing.

A $10,000 price drop might only change a buyer’s monthly payment slightly… but a $10,000 concession could cover their closing costs or significantly reduce their rate. That’s a completely different impact.

Bottom line:

And the honest answer is… it depends on your situation.

There are actually several strategies homeowners use when moving from one home to another.
1️⃣ Contingent Offers
This is when you make an offer on a home that depends on selling your current home first.
It protects you from owning two homes at once, but in competitive markets sellers may prefer offers without contingencies. Timing and preparation matter here.

2️⃣ Bridge Loans
A bridge loan allows you to access the equity in your current home before it sells so you can buy the next property first.
This can make your offer much stronger because it removes the home-sale contingency.

3️⃣ Rent-Back Agreements
Sometimes sellers negotiate a rent-back agreement.
This means you sell your home but stay in it for a short period (often 30–60 days) after closing while you secure your next property.
It can make the transition much smoother.

4️⃣ Using Your Equity Strategically
Many homeowners have built significant equity over the past few years.
That equity can help fund your next down payment, reduce your loan amount, or give you more flexibility during the move.
