Today’s Real Estate term is: CONTINGENCY

A contingency is a condition that must be met for a real estate contract to move forward.

Think of it like a built-in “safety net” for the buyer or seller.

Common contingencies include:
• ✅ Home inspection contingency
• ✅ Financing/mortgage approval contingency
• ✅ Appraisal contingency
• ✅ Sale of buyer’s current home contingency

Example:
“A buyer may agree to purchase a home contingent on the home passing inspection.”

If the contingency isn’t met, the buyer may be able to back out of the deal without losing their earnest money.

✨ In simple terms:
Contingency NOT met = the contract may potentially be canceled.

I’m often asked “what’s an earnest money deposit?”

Earnest Money is a deposit made by the buyer to show they are serious about purchasing a home.

The money is typically held in escrow and later applied toward the buyer’s closing costs or down payment. If the deal falls through for a reason protected in the contract, the buyer may get the earnest money back.

Net Proceeds: The amount of money a seller actually takes home after all costs and fees from the sale of the home are deducted.

This can include:

* Realtor commissions
* Closing costs
* Attorney fees
* Mortgage payoff
* Repairs and/or seller concessions

For Example:

If a home sells for $250,000 and the seller owes $180,000 on the mortgage and has $20,000 in selling expenses, their estimated net proceeds would be $50,000.
