💡 Real Estate Term Tuesday:
Closing Costs- What Are Closing Costs? 🏡🔑

Closing costs are the fees and expenses paid when finalizing the purchase of a home. These costs are separate from the down payment and are typically due at closing.

Common closing costs may include:
✔️ Loan origination fees
✔️ Appraisal fees
✔️ Title insurance
✔️ Attorney fees
✔️ Recording fees
✔️ Property taxes and homeowners insurance escrow deposits

💰 How much closing costs should iii prepare for?
They generally range from 2% to 5% of the home’s purchase price, depending on the loan type, location, and lender requirements.

✨ Good news: In some transactions, buyers may be able to negotiate for the seller to contribute toward closing costs.

Thinking about buying a home and wondering what your closing costs could look like? Let’s connect and create a plan that works for you!

🚨 REAL ESTATE TERM TUESDAY

TERMS YOU NEED TO KNOW 🏡

BUYER’S AGENT

If you’re buying a home and you don’t have one… you might be walking into the biggest purchase of your life unprotected. 😳

A buyer’s agent is the professional who represents YOU—not the seller—from start to finish in the home buying process.

Here’s what I actually do for you 👇
🔑 Find homes that match your goals (and budget)
💰 Help you avoid overpaying in a competitive market
📊 Break down pricing so you know what’s worth it (and what’s not)
📝 Negotiate price, repairs, and closing terms in your favor
🏁 Guide you all the way from showing → closing day

💡 And here’s the kicker: in most cases, we can get the seller pay commission.

Translation?
👉 Expert representation without paying out of pocket.

Buying a home isn’t just about finding the right house…
It’s about having the right advocate in your corner.

📩 Thinking about buying? Let’s make sure you’re protected from day one.

It’s Tuesday 🙌🏾❤️

Today’s Real Estate term is: CONTINGENCY

A contingency is a condition that must be met for a real estate contract to move forward.

Think of it like a built-in “safety net” for the buyer or seller.

Common contingencies include:
• ✅ Home inspection contingency
• ✅ Financing/mortgage approval contingency
• ✅ Appraisal contingency
• ✅ Sale of buyer’s current home contingency

Example:
“A buyer may agree to purchase a home contingent on the home passing inspection.”

If the contingency isn’t met, the buyer may be able to back out of the deal without losing their earnest money.

✨ In simple terms:
Contingency NOT met = the contract may potentially be canceled.

🏡 Real Estate Term Tuesday: Due Diligence

Due diligence is basically the buyer’s “inspection & research” period after going under contract. 🔍

This is the time for buyers to:
✔️ Get inspections done
✔️ Review the property details
✔️ Ask questions
✔️ Make sure the home is the right fit before closing

Think of it as the buyer doing their homework before making one of the biggest purchases of their life

Hey Homebuyers 🏡🫱🏼‍🫲🏽

I’m often asked “what’s an earnest money deposit?”

Earnest Money is a deposit made by the buyer to show they are serious about purchasing a home.

The money is typically held in escrow and later applied toward the buyer’s closing costs or down payment. If the deal falls through for a reason protected in the contract, the buyer may get the earnest money back.
