Florida Buyers Gain More Pricing Leverage
We're seeing a notable shift in Florida's housing market: median listing prices dropped by $11.3K year-over-year in Q1 2026, and by $33K since 2024. For buyers, this means more negotiating power at the table. Homes are now sitting on the market over 15 days longer than they did in 2024. As a Realtor who blends experience in real estate, technology, and management, I see how important it is for sellers to price their homes realistically in this more disciplined environment—proper pricing is the key to moving forward with confidence. Much of this change comes from pandemic-era pricing fatigue, along with increased property taxes and homeowners’ insurance. Nationally, Florida ranked among the top ten states for price reductions, even as some markets continue to see gains and longer selling times. The message is clear: homes priced right continue to sell, while ambitious listings may face longer waits and give buyers added leverage.
